August 2018 Buy & Sell

August Buy & Sell

So a new month started and it really has been a busy month, we are in the dog days of summer. There are so many activities we have doing and planning to fully enjoy the summer, before the winter months are here.

To start the month, I finally sold all my holding in capital one investing and are now fully investing only in robin hood (RH) platform. Here is a list of things we sold and bought to start the month.

without further ado here is what we sold first:

STAG 42.10 shares @ $27.8204 total $1164.41 + $6.95 refund = $1171.36
OHI 24.9584 shares @ $29.79 total $743.22

Now lets look at what we purchase.

I continue to buy companies with long track record of paying dividend and raising dividend year after year. they will fuel my continue growth and eventually reach my FIRE. The stocks I sold will be repurchase at a later date. My total SBUX holding is now 13 shares with a total value of $674.18 as of August 13, 2018.

Recent Sell off July

Recent Sell-off on capital one investing

Another week has started and no doubt it was time to sell more shares and move the capital to Robin Hood (RH). so this week I started the sell off with two of my favorites. I hope to buy them early next month hopefully as Mr. Market always throws us a curve ball unexpectedly due to market conditions and other buy opportunities that may arise.

So without further ado... here is what i sold this week so far:

July 23, 2018
MAIN 24.2672 Shares @ $39.37 Total $955.40 as the $6.95 fee will be return tomorrow.

July 24, 2018
LTC 17.2765 Shares @ $40.94 Total $707.21

This will almost complete my sell and transfer strategy to RH from Sharebuilder. It is almost surreal that I am leaving Sharebuilder. I have been using the platform since 2002/2003. However, the fees I will be saving is almost worth the extra hassle for now.

Recent Sell on Capital One Investing

Recent Sell

I prefer to buy and hold for as long as the stock is producing regular increase dividend. However, with the Capital One Investing (Sharebuilder) selling all their assets to E*Trade, it was time to take advantage of free trades and move all my assets to Robinhood platform (RH).

RH will provide free trades, so I will be saving on fees and instead invested those fees on stable longer term stocks who provide steady increase dividend. This is the Dividend Pursuit is all about adding and collect dividend paying stocks to fuel my journey to financial freedom.

so without further ado....here is what I sold recently and started moving the capital to RH:

July 17, 2018
EPR 3.7002 Shares @ $65.67 Total 236.03 +$6.95 refunded. All fees were refunded.
O 5 Shares @ $54.65 Total $314.57 + $6.95 fee

July 18, 2018
QCOM 10.3345 Shares @ $58.65 Total $599.18 + $6.95 Fee

All proceeds have been moved to RH to buy new stocks at this point. I will eventually buy the stocks I sold. But not at the moment, as Mr. Market is presenting some other better evaluation and opportunity.

Halfway through the month of July, it was time to pull the trigger on another superb quality stocks, with decades of paying and raising dividend. Every product to produce, you have either used it or know someone who uses them. From baby to adult, woman to men, everyone uses one or multiple lines of their products. 

It is only fitting that now I have become a part owner of this amazing company, as they pay me in form of dividend every quarter. This shows me they are profitable, specially since they have paid dividend for over 60 years...WOW, my mother was not even born yet. Their product is mostly necessary to actually enjoy life to the fullest as they are product that improve quality of life, in this beautiful planet of our Earth.

So without further ado... here is what I have purchased so far this month with mine third purchase.

It continues to be a busy summer so far. We have taken few trips to enjoy life and improve our quality of life at the same time. We continue to deploy fresh capital and we also been moving capital invested in Sharebuilder (Capital One Investing) to Robinhood platform at the same time. All the transaction was on Robinhood platform.

With this recent purchase I have now added in forward yearly dividend; PG $28.688; WDFC $8.64; CL $8.40 for a total of $45.72.

July 2018 Purchase & Sell

Purchases & Sells from Capital One Investing

As we start the second half of 2018, a new month, I took the apportunity to change few things. Althought, I believe this was started last month, with the change from Capitalone Investing to Robinhood platform. the moves has some benefits and some drawbacks. However, the benefits from no transaction cost should more than compensate for the drawback, in my view are no possibility to invest base on dollar amount. Instead I will be buy number of shares range from 1 to 10 at times or even 20 as was the case with my initial purchase of GE purchase.

So without further ado.... here are some of the activities that have taken placed, first update from my Capitaone Investing account.
July 3, 2018 Purchase on Sharebuilder (Capitalone Investing)
MAIN 3.81 Shares @ $38.28 + $3.95 commission = $150.00

Sells July 5, 2018
DLR 3.1017 Shares @ $114.39, all commission of $6.95 was refunded due to Capital One sells the account to E-Trade.
WPC 7.2896 Shares @ $66.99

July 12, 2018
VTR 5.1596 Shares @ $58.41
VOD 10 Shares @ $24.29
BNS 10.0052 @ $56.85

Standby there will be more sales from now until August 8, 2018. This is the deadline impose by capital One Investing to sell partial sale before the transfer to E-Trade occurs. I may or may not take advantage of the refund on commission and move all my account to Robinhood.

What do you think of this recent strategy? I do believe I will incur some capital gains in the process but it will be easier to manage my account from one broker. Of course I will be buy most of the holding I am selling on Capital One, on Robinhood eventually. But this will also give me the opportunity to buy other bargains stock out there.

July 2018 watch list

July 2018 watch list

It sure was a busy month last month. It is now time to plan ahead on what I may potentially buy and put them on my watch list for July 2018. There are some stocks who are little bit deafen down who I surely wish I own, they will be on my watch list if opportunity presents it self. Of course any single stocks on potential watch list does not mean I may purchase them as Mr. Market can always throw us a curve ball and we will need to adjust for that. 

But here is what I plan to buy or potentially buy if things go my way this month:
REIT has rebound a little bit but there are still opportunity in some areas for that I will look to purchase MAIN, HCP, STAG, O and EPR.

In the utilities sector I may initiate positions in SO, D, ED and NGG. Health sector looks attractive for long term so I may initiate positions in JNJ, BMY, ABT, ABBV, PFE and GSK.

Staples and other sectors that I may consider for this month are KO, GIS, K, PG, DPS or KDP, CMI, TD, RY, XOM, ABM, VZ, BP, T, LTC, SBUX and CM.

This does not mean I will buy every single stocks listed here, but it is a good start where I will be looking to add shares or start a position.

June 2018 Purchase V

June V purchase

This month for sure has been a busy month for me. This is my fifth purchase this month, we have also been busy closing in a  new House which will free more cash flow with our rental units to invest both in real estate and in the stock market.

The market upswings and downswings can be scary at times. But as a long term investor it is important to ignore all the noise with the market gyrations. This is why I will consistently keep add more capital to the market and invest in stable and steady companies who share their revenue stream with us in a form of dividend payments, both monthly and quarterly.

My last purchase was via Robinhood platform, with my Fifth purchase this month I went back with Sharebuilder as I already had a position started with this stock. I figure It was wiser to add more shares here instead of deploy somewhere else for now.

SO with that being said here is what I invest on with my June V purchase:



June 19, 2018
BNS 2.55 Shares @ $57.09 + 3.95 commission = $150.00

June 26, 2018
BNS 2.56 Shares @ $56.93 + $3.95 Commission = $150.00

So with this purchase I added 5 shares of BNS. I believe them to be one of the most stable banks in the world. The Canadian banks as a whole are pretty stable banking system.  Scottia Bank is very diversified in South and Central American.

It has been a busy beginning of the month. This is mostly due to upcoming home purchase, scheduled to close towards the end of the month. So, I have been taking advantage of last month positive cash flow to deploy the capital to buy more equities, which produces more cash flow in form of dividend payment down the road. So, in theory I am using other people's money to invest both in real estate and stock market, while building my cash reserves back up to a six (6) Month cushion.

  
So, to that end I made my third purchase of the month. This time I stick to one of my holdings and kept building more shares. There are a lot of opportunity out there however I am sticking with current holdings for now and building the amount of shares I own here on this account. Later this month or even next month I will be using a new broker, which should be lower fees and will instead use the saving to add more shares.


So, without any further ado here is what I purchase with my third purchase this month:

DLR .8779 shares @ $109.40 + $3.95 Commission = $100.00


Digital Realty owns, acquires, develops and manages technology-related real estate. The company is focused on providing data center, collocation and interconnection solutions for domestic and international tenants across a variety of industry verticals ranging from financial services, cloud and information technology services, to manufacturing, energy, health care, and consumer products. They are the 7th largest REIT trade company and most importantly have increase dividend for 13th year on a roll. Current dividend yield currently is at 3.72%, this seems low at current market condition. But it is higher than current government projection of inflation, so I will take that for sure.

June 2018 Buy II


Not even a day went buy and I decided to pull the trigger an another purchase. This stock was not on my watch list for June, however I have long coveted owing this stock. Although its a giant telecom, it has taken a beaten the last 5 years for sure. However the divided looks to be stable and safe for now, so time to buy and hold, hopefully for a long time. Also there may be a chance to add here while it still dips. I do think it has room to go lower, which will provide opportunity to add more shares at a lower price.

So without further ado here is what I purchase with my second buy of the month:

June 6, 2018
VOD 10 Shares @ $26.54 +$6.95 commission = $272.34


Vodafone Group is a British conglomerate telecommunication giant. It operates in Europe, Asia, Africa and Oceania. Talk about diversification, VOD is well diversified throughout the world. The current P/E Ratio is at 13.4, well below its peers. There are some concerns, however the future does look bright after some debt reduction of late. Annual rate growth looks well below industry level at 5.1%, in comparison they are a moth in the industry with business in all four corners of the world. So they are well diversify to said the least.

June 2018 Buy

New Buy

With the month just beginning, there is no time to pull the trigger on my first purchase of the month. This came down between few of  my current holdings. However, Main was down a little bit so I pull the trigger here instead of other options.

So on June 5, 2018 I made my first purchase for the month:
MAIN 3.54 Shares @ $38.41 + 3.95 commission = $140.00

This add my total shares in MAIN to 20.22 which will represent $46.10 in forward yearly dividend. Of course I will be adding more shares here in the future as well.

May 2018 Passive Income

May 2018 Passive income


With a new month on the horizon, its the time to count the dividend from last month and also plan ahead for new month. It is about adding good growth dividend stocks and built onto it to produce quality dividend month in and out and on going basis year in year out.

For me I find that also investing in real estate has its benefit to an investor. I looking forward to borrowing money and leveraging the banks money to produce cash flow. That is what I have done so far this year. So without further ado lets review what I collected last month.

Dividend 

Here are the companies who paid me:
MAIN $2.93
OHI     $16.10
LTC     $3.25
STAG  $4.94
PBA     $.43
O          $1.28
EPR      $1.32

Total = $30.25


Not bad for doing nothing, but invest in quality stocks who not only will pay me dividend but increase it on a yearly basis to keep up with inflation.

Rental units:

Total Cash flow last month was $532.00 which bring a total to $562.25.

This are real numbers which I hope to keep growing. June will bring up water bill to pay and some Taxes some may not be positive cash flow for the month, but as my tenants keep paying my mortgage and free up cash where I can invest this for sure will produce more dividend payments.

Watchlist June 2018

Watch List June 2018
We almost half way done with 2018. Where have the days gone? It seems that the days are just running by us everyday. However, I do think we have accomplish few goals so far this year and we will continue to built on to that. Well with a new month it is time to plan ahead and prepare to invest on at least one new stock this month. I would most likely keep adding shares to my current holding and build on my current portfolio. But there are also some new bargains which look attractive to start a position as we approach half way mark for the year.

With the month of May closing out was only fitting to end it with my third purchase of the month.
Just like in previous purchase for month of May, I decided to stick with the pattern of buying stocks that are already in my portfolio.  Here are a few to choose from, however one in particular seem to provide more value. Since my initial position it has gone down significant and my recent purchases have help me average down to almost a break even point. I do see future purchases on this stock down the road.

QCOM 2.50 shares @ $58.60 + $3.95 commission = $151.00

With this purchase my total holding in QCOM is now 10.33 shares.

May 2018 recent buy

Where have the month of May gone? We are almost at halfway mark for the year. It seems like the days are going bye so fast now a days. Even more reason to build passive income to support and provide freedom from day to day work and instead focus on family life and enjoying life.

That is why I am purchasing dividend paying stocks with the track record of raising dividend to keep up with inflation. This strategy allows me to eventually live free from worrying about inflation eroding my purchasing power in early retirement.

QCOM 2.53 shares @ $57.64 + 3.95 commission = $150.00

Qualcomm has gone up from its lowest price after recent fail merger with Broadcom and its acquisition of NXP. They hold allot of patents which also generates income as well as from their many semiconductor chips.
I first bought QCOM here at $67, so it was time average down. If liked QCOM at $67, I definitely like it at $57.

Where have the month of May of gone. May usually brings in flowers. So its without doubt that I planed to add more flowers to my garden that will continue to grow dividends for the long term and fuel my desired for early retirement. There are many possible stocks to add to my portfolio. However, I have been focusing on adding to my current holdings.

So its without say that some of my holdings are in prime position to lower my cost basis even lower that when the positions where initiated.

Recent purchase II

Almost closing on another month and it was time to add capital to my dividend pursuit goal. Many options to deploy capital at on REIT sector and utilities with recent downtrend on those sector. However I kept to my current holdings and add more shares to what I already own now that they are down.

So this is what I purchase wi5 my second purchase this month:

April 24, 2018
OHI 5.737 shares @ $25.46 + $3.95 Commission = $150.00
STAG 6.109 shares @ $23.94 + $3.95 Commission = $150.00

This was a chance to lower my cost average down and add to current holdings. All in all a good starting point my total shares on STAG is now 41 shares and 24 shares of OHI.

As we close on another month it was time to add to my investement and deploy fresh capital to work for me. Last weeks vacation to Dominican Replublic has instill in me the desire to achieve early retirement sooner rather than later, its with that mind set that I deploy fresh new capital to work as hard as I do.

As we all know timing the market is never a good combination. With current market conditions and daily gyrations and swings on the market, I firmly believe one needs to constantly make purchases and not try to time the market. As long term investor can agree the over long haul the market returns are higher versus trying to time when to get in and out. Plus the dividend compounding and regular dividend increases greatly increases an investors return.

WPC 4.80 shares @ $61.64 + $3.95 = $300.00

I continue to add to WP Carey and three (3) others new holdings that I will continue to add shares to long term. They will be the cornerstone of my early retirement fund.

Another week past bye, so it was time to deploy more dollars to work for me. I consider them as an employee who works hard for their boss. This allows the boss more time to relax and spend with family. Which was the case, me and Mrs. Dividend pursuit spend last week in the beautiful Punta Cana, Dominican Republic. We enjoy the sun versus the cold weather of northeast. We love Boston, however the bitter winter sometimes get to you and one desperately needs time to unwind and take on the sun and enjoy the beach. The beach was not particular beautiful this time around, we were told the tropical storms cause the seaweeds to be closer to shore. However the heat and the sun overshadow much of that. The food was also great. I will get into much more detail about our vacation down the line

Update on recent Purchase March 2018

Almost half way point for the month of March, it was time to make my first purchase of the month. The market has made some headway’s since last month. However, any long term investor needs to focus on accumulating assets as the old saying goes money never sleeps. While We need to take naps and sleep from time to time to stay healthy as we age.

So without further ado here is what I purchase so far this month.

I made two (2) purchase from my watch list. Will have. To wait  and see what else Mr. market throws at us, as it has a way to make head ways that at times do not match our expectations.

February 2018 Dividend Update

February 2018 Dividend Update

With February ending so soon, which barely leaves time to count the dividend. Only 28 days leaves one wondering where did the time go. But this is why we invest in dividend paying stocks to keep up with inflation to be blue to reach our early retirement goal.
So without further ado lets recap on my passive income which i know track rental income provide by rental property.

February Dividend:
MAIN $1.84
OHI $2.32
LTC $2.02
STAG $3.93
PBA $.43
Total $10.54
This is real money that I did not have to do anything to receive this money. All I did was starting to investing in the above stocks and wait to collect the dividend, which I intend to grow over time.

Rental Property:
Total Cash flow for the month $356.00 and total passive income of $366.54. This is real money, in fact it covers my monthly car payment and leaves some to cover my monthly parking and bus ride to work.
