March 2024 Dividend Updates

 March 2024 Dividend Updates

My favorite time of the month is here for yet another month.  Time to review monthly dividend collected and plan ahead for the next month and beyond.  This is real money and keeps growing each and every month.

Without further ado let us review monthly dividend collected during the month of March 2024.

We collected a total of $590.21.  Mostly due to few companies (LTC, EXR, ES, PEP, KHC, GILD, TROW and AVGO) paying on April 1st instead of last day of March as usually between our accounts we hold some on Mrs. Dividend Pursuit and Dividend pursuit accounts.  They will be include in April total amounts.

Either way a solid month 😁 and we will keep on growing our dividend.

How did you do last month?

hope you had a good month, thank you for visiting.

January 2023 Dividend Income

 JANUARY's 2023 DIVIDEND INCOME

January 2023, start the year with the market on the upswing rally.  Hopefully this is a sign of a better year versus 2022.  Our net worth also well up in January, which is a good thing mostly driven by the market.  Our Rental portfolio value stayed steady and its beginning to rebound towards the all time high achieve in early 2022.  We also welcome Jr. Dividend Pursuit #2, so sleep has been scarce so far this year, but we look forward to things getting better soon.  At least I am on paternity leave and do not have to drive two hours each way in Boston traffic for now.

Our theme for this year will be:

  1. Capital improvements in our rental property
  2. increase our reserves and emergency funds
  3. Travel internationally at least once
  4. invest in target stocks in our taxable accounts and focus on index funds in our tax advantage accounts

Now without further ado let us review our January 2023 Dividend income.  For January 2023, we collected a total of $783.73, in passive dividends wow a new record for January for us.

Just amazing the power of compounding has on the market and regularly invest in the market.  We tend to tune off the market daily gyrations and what Mr. Market does on a daily basis.  Instead we focus on our long term plan and regularly invest when capital are available.

On our taxable account we collected a total of $721.70 in dividend and on our Tax advantage accounts we collected $62.03.

We continue to regularly invest and buy value stocks with the hope to hold them for long term.  At the same time we are also investing in our rental properties and continue to make capital improvements towards building long term wealth that will be passed on through our generation.

On our rental property Property #1, we finally found a new renter and they will be moving in February 2023.  We had cash flow of $165.00

Property #2 is a different story we had some unexpected expenses that total negative cash flow $17786.00, ouch!

We expected more capital expenditure this year here in this property.  Property #1 will also need new windows in 2 out of 4 units are we are collecting quotes to make this improvements that will hopefully will keep the tenants here long term.

Hope you had a good month!  How did toy do last month?

December 2022 Dividend Update

 December 2022 Dividend Update

As we come to the close of 2022, it is time to look forward and start to plan for next year.  Dividend Pursuit household have a lot of plans to accomplish, including welcoming Jr #2, possible travels to Portugal and Dominica Republic or Mexico for vacation next year.  We also have a lot going on on projects with our rental portfolios.  But first let's close 2022 by review December 2022, dividend income collected this month.

Without further ado we close 2022 with a bang for sure, for the first time we cross the four (4) digit mark in dividend collected in our total accounts.  In December 2022, we collected $1054.43 Wow just incredible.  The power of compounding is truly amazing with addition of extra capital spend in different stocks we hold.

In our taxable accounts we collected a $971.25, in dividend passively and in our taxable advantage accounts we collected a total of $137.18, in dividend.

For next year we will stock automatic investing and focus on collecting the dividend for different adventure we are planning, we are taking a sabbatical for saying in pursuing early retirement to spent time with the family, we are still in our early 40's and we will have time to achieve that within the next five (5) years, but we will not have the time with our kids now.  It is best to focus on family and enjoy the ride now instead of waiting until we reach Financial Independence (FI) to do that.

Our rental part of our portfolio we did not do so well. One building had a sewage backup so far our expenses to fix, repair and cleanup are around $12000.00.  Ouch!!!  we also have a unit empty on another building that has left us with a negative cash flow for the month in the tunes of $1500.00.

Next month I ill be focusing on completing renovate and clean up the unit and getting it ready for rent in February 2022.

How did you do last month?  Did you do well with your dividend income?

Thank you for visiting, back next year.

October 2022 Dividend Income

October 2022 Dividend Update

October has come and gone, the days seems to be going os quickly and running on the hamster wheel surely contributes to that.  That is my primary motivation to get out of the rat race and focus on my family and wellbeing enjoy life.  To that end I buy high quality dividend paying stocks and invest in real estate to build passive income to cover my expenses so one day I can run away from the rat race and live the life in my own terms.

So let us review last month dividend accumulate passively and see where we are currently in time to achieve Financial Independence (FI).  I don't really consider there Retirement Early (RE) part of FIRE as a goal.  I envision my self working either on my property or some other field which can allow time for work life balance.

Without further ado here is what we collected last month. A total of $522.49 in passive dividend collected for the month.  It is breakdown between taxable accounts and tax advantage accounts.

On the Taxable accounts we collected $461.20 in dividend income and on our tax advantage accounts we collected $61.29.  This is because most of our retirement account is invested in the Thrift Savings Plan (TSP) accounts as a federal employee I will also collect a modest pension which most likely will de defer until later.

On our Real estate venture we have decided to collect from property #1 $695.00 and from property #2 we collect $542 which is a total of $1237 in monthly passive income, this will total $1759.49 in passive income for the month.

the dividend is being re-invested monthly, although I stop automatic reinvestment and focus on buying beaten down stocks I hold.  With the market down as of late I may sell some for tax harvesting to save on tax before year end.

How did you do last month?

Did you had a good month last month?

September 2022 Dividend Update

 September 2022 Dividend Update

Wow, where have the time gone.  I apologized for the delay in reporting.  it has been a crazy month for sure.  Mr. Market keeps seesaw with daily market gyrations.  As a long term investors I have been investing on a regular basis and with each passing month the dividend keeps on growing.

So without any further ado here is what we collected in September 2022:

Total dividend Collected $745.38, truly amazing month surely our best month since we started this journey to Financial Independence (FI).  In our Tax advantage accounts we collected $90.16, at least this will pay for our internet expenses when we retired after I reach 59 1/2 year old 😀.  On our taxable accounts we collected $655.22.

Last month was an amazing month, we also collected passive income in our properties.  Property #1 collected $695.00 and Property #2 collected $542.00 for a total of $1892.22 in real money we can use now.  However, the money was reinvested to keep growing our dividend and possible a future property in the near future. This also covered 40% of our expenses for the month.

How did you do last month?

Did you had a great month as well?

March 2022 Dividend Update

 March 2022 Dividend Update

Albufera, Portugal

With some many terrible news around the world it is so hard to even talk about money and dividend collected.  Oil Price so high world wide has really impact individual and family budgets worldwide.  The War in Ukraine and the devastation and the loss of human life only dampens the desired to watch TV.  I have been avoid watch the news as there are no good news on TV.

However, we cannot control most of what happens worldwide, this only enforce the idea to plan for the future and hope for the best.  One way my family does this is to plan our Financial Freedom Retire Early (FIRE), we tend to focus on the FI part by investing in the market and real estate.  I don't report our real estate holding much here just as I don't plan to count with our Thrift Savings Plan (TSP) government form of 401K I am investing in as a government employee.  But we do focus on our passive dividend income, which we report monthly here.

                                                                    Sagres, Portugal

Last month we had a busy month.  We spend 10 days in Algarve region, Portugal and two (2) days in Lisbon.  The food was incredible good and this allowed us to recharge our batteries and refocus our energy as we return back to the states.  Maintenance also occupy three (3) of my days off from my Job, but this also create enough passive income on the real state side to fund our travel, couple with the points earn in our Capital one Venture credit card.

Without further ado let us review dividend collected last month via all our accounts:

We collected a total of $618.03 in dividend last month and for the quarter one (Q1) we collected a total of 1570.49 in dividend.

How did you do last month?  Did you had a great month as well?

Let us now review where the dividends came from.  We collected $87.83 from our taxable advantage accounts. We also collected $530.20 in out taxable accounts.

Now let us review what we could have cover in our expenses side of the ledger.

We could had paid our Car loan $399.40, our Verizon internet service $74.99, fill the tank in our Toyota Tacoma once $72.00 and I paid my EZ- Pass $50.00, still leaving $21.64 for lunch.

Overall we had great month.  We also sold and took some profits from XOM, CVX, EOG and CFG.  The Profits we re-invested in some laggards stocks and we also initiate some new positions.

Thank you for visiting

DECEMBER 2021 DIVIDEND UPDATE

December 2021 Dividend Update

With 2021 year closed in the books and a new year to look forward to and plan my exit strategy.  It is time to start review my progress from last month and start planning for 2022 investment strategy.

Without further ado let’s review how last month dividend went.  It was definitely a record setting month for Dividend Pursuit for sure.  We collected a total of $707.03 in passive Dividend between all our accounts.

Now let’s review what we collected between our accounts.  We collected a total of $126.63 in our Taxable accounts and $580.40 in our non-taxable accounts.

Year-to-date with collected a total of $5208.04 in dividend during the 2021 calendar year, simply amazing see the dividend hitting our accounts month after month. All we had to do is simply invest in these amazing company who share a slice of their pie with us humble patrons.

We received special dividend from few of our holdings, the biggest one being BKE $115.92 and they also pay dividend during the month $7.18.

Another special dividend was received from EOG $39.78 and I am looking forward to received their regular dividend next month after they raised dividend by 81.8% from $0.41 dividend to $0.75 the Ex-Div on EOG will be January 13, 2022.

We also received a special dividend from Potlatch (PCH) $8.88 and MAIN also pay a special dividend along with regular payment of $5.63 and $11.76 respectively.

Another Special dividend was received from AFG $9.32- seems like I received a dividend from AFG 3 month in a roll 😊.

Those were few highlights that pushed our dividend to a record level last month.  Looking forward to what 2022 will bring.

                ·         I do plan to invest less in our non-taxable accounts and focus on building our taxable                  accounts as my Tax is almost reach the next brackets with the passive income                             received from real estate.

·         We also plan to save six (6) months reserved for each property next year.

        ·         Lastly, we will be starting a new fund to purchase the next real estate property.

How did you do last month?

Did you have a great month as well?

Thanks for visiting,

Dividend Pursuit

Dividend Pursuit Updates (this post was original posted November 2015)

Dividend Pursuit Updates (this post was original posted November 2015)

It has been awhile since I posted anything.  Life has changed a lot for me and my family and I have been spending more time with them lately which has given me a different perspective in life specially as we quarantine together and trying to stay safe at the same time as we go about our daily activities.  COVID-19 has definitely changed the world and the more you thing of it the more the reality of reaching financial independence becomes important.  It allows you the opportunity to make choices that would possibly keep you and your family safe in though times.  So, this led to a perfect opportunity to start sharing what we been investing on and how we continue our journey to financial independence (FI).  I don’t think I will retire for say where I reach FI but it will give our family more options to work and things we enjoy and are passionate about, which is volunteering and helping people.  To start I will be looking at past post and post some updates based on past posts.  Here is my first post on the blog going back to November 2015.

I have been investing in stocks since 2001.  I have learned a lot, by making a lot of mistakes.  But my strategy has change since late 2014 while reading Retireby40 journey and how he achieved the ultimate milestone reaching financial independence which allowed him freedom to make decision to retire from a Job he no longer enjoyed.  It let me to a community that was not available to me previously.  Then comes dividend Mantra as I followed his journey and his passion for investing inspire my previous thought process by creating passive income to pursuit early retirement.  Hence this blog will serve to chronicle my journey to early retirement, where I will share companies I am tracking and invest in.  I will eventually share my current stock holding which I started to reinvest in late August 2014 and I have since sold all mu holding three times to purchase new investment property and our current home.  I will track my current yearly dividend and eventually set a goal to achieve my ultimate milestone goal.  I enjoy the people I work with and they are good people.  I just do not have the desire to continuing devoting my time to my job that could be spent watching Junior grow up and enjoy life and being around for his milestones.  I was raised by a single mom so never experience having a father around in my younger years.  I would like to be that influence on my son as he grows up.  This drives my thinking and the way I am going about doing things going forward.  Because of this we are investing in both real estate and the stock market.  We do buy individual stocks as I enjoy doing the research on the stocks I buy.  I will post our weekly purchase and how that is affecting our total dividend income and how each month’s dividend is able to cover some of our expenses.  We do have a monthly budget that we stay close to most months when it comes to our overall expenses for the month.  We often go over the budget when it comes to investing.  We are also planning to save enough for six (6) to 12 months expenses for the next year or so.  We currently have 8 months of expenses saved in liquid accounts.  Real estate in about 70 % of our net worth.  Please joy us in our dividend Pursuit Journey to reach FI.  As I share our purchase for the month and total dividend for the month, We are currently using Robinhood app to invest for both me and Mrs. Dividend Pursuit. Disclaimer we get a referall for clicking on the link.

June 2024 Dividend Update

June 2024 Dividend Updates Time seems to be passing us by so rapidly.  Months are coming and going so fast.  I am way overdue for reporting...
