It seems like the days are flying by, and I am just trying to play catch up with busy life.
Yet it is time to reflect on past dividend collected and calculated the totals.  This time we will update September 2024 dividend income.

Without further ado let’s review September 2024 dividend income.  We collected a total of $604.95. 
Wow enough to pay for my car payment $399.40, which by the way has 2 payments left after November 2024.  I could also have covered my cell phone bill $110.00 and Verizon internet service $90.00 and still would have 5.55- to buy the kids some candy 😃.

I am almost catching up with reporting my monthly dividend collected.  Folks this is a real money each of the companies paid me to hold their stock. In other words it is the reward for being a shareholder of these companies.

In July 2024, in our taxable accounts we received a total of $749.25.  Wow truly amazing seeing the number growing each month and every year with continue investments and re-investing the dividend until one day when I can start to use it for every day expenses.

March 2024 Dividend Updates

My favorite time of the month is here for yet another month.  Time to review monthly dividend collected and plan ahead for the next month and beyond.  This is real money and keeps growing each and every month.  


Without further ado let us review monthly dividend collected during the month of March 2024.

We collected a total of $590.21.  Mostly due to few companies (LTC, EXR, ES, PEP, KHC, GILD, TROW and AVGO) paying on April 1st instead of last day of March as usually between our accounts we hold some on Mrs. Dividend Pursuit and Dividend pursuit accounts.  They will be include in April total amounts.

Either way a solid month 😁 and we will keep on growing our dividend.

Wow!!! where have the time gone?  Time is flying by, with a new baby 2.0 Dividend Pursuit I barely have time while juggling work and rental properties.  I self manage these properties and this year we had one tenant moved out and now we have another one.  This time I will be hiring a contractor to do the work to turn the unit over.  We had a walk through this past Sunday and I am waiting for the quote so we can start working on the unit.  

But let us get back to the dividend collected in the month of April 2023.  



During April 2023, we collected a total of $792.70 in dividend wow!

The dividend was break down as follow: $738.40 in our taxable accounts and $54.30 in our tax advantage accounts.  

Just Amazing to see the dividend keep adding in the these accounts.

Where have the time gone?  Start of the new month is the time to stop and calculate dividends collected last month.  Our Rental continue to add to expenditure for the month leaving a negative cash flow for the 3rd month in a row.


But let us Focus on the passive Income from our dividend Income which continues to increase.  Without further ado here is the total dividend collected in February 2023:

We collected a total of $786.63, in passive dividend last month. 

We collected a total of $141.78 in our Taxable advantage accounts.  However, our focus nas been towards our taxable accounts which we can use once it covers our expensive.  We total $644.85 in our taxable accounts.

In February 2023, we had a negative cash Flow of $8700.00 in our Rental portofolio. We continue to deploy capital making improvements to our buildings, which Will provide a safe, clean and affordable apartments for families for years to come.

October 2022 Dividend Income

October 2022 Dividend Update


    October has come and gone, the days seems to be going os quickly and running on the hamster wheel surely contributes to that.  That is my primary motivation to get out of the rat race and focus on my family and wellbeing enjoy life.  To that end I buy high quality dividend paying stocks and invest in real estate to build passive income to cover my expenses so one day I can run away from the rat race and live the life in my own terms.



So let us review last month dividend accumulate passively and see where we are currently in time to achieve Financial Independence (FI).  I don't really consider there Retirement Early (RE) part of FIRE as a goal.  I envision my self working either on my property or some other field which can allow time for work life balance.

Without further ado here is what we collected last month. A total of $522.49 in passive dividend collected for the month.  It is breakdown between taxable accounts and tax advantage accounts.

On the Taxable accounts we collected $461.20 in dividend income and on our tax advantage accounts we collected $61.29.  This is because most of our retirement account is invested in the Thrift Savings Plan (TSP) accounts as a federal employee I will also collect a modest pension which most likely will de defer until later. 

On our Real estate venture we have decided to collect from property #1 $695.00 and from property #2 we collect $542 which is a total of $1237 in monthly passive income, this will total $1759.49 in passive income for the month. 

the dividend is being re-invested monthly, although I stop automatic reinvestment and focus on buying beaten down stocks I hold.  With the market down as of late I may sell some for tax harvesting to save on tax before year end.

August 2022 Dividend Updates


 August 2022 Dividend Update


     A new month and busy as ever, but nothing like taking the time to count the dividend collected last month.  Mr. Market keeps going up and down in a seesaw move every single day the market gyrations for sure can cause heart attack if you pay to munch attention to it.  I find that finding stable paying dividend companies and keep building my shares with every opportunity is a better long term solutions for me.

Have you been investing and continue to do so with every market gyrations?

Lately I have been selling some stocks I don't see me holding longterm and also this will allowed me to focus on few stocks.  We have gone from 87 individual stocks to closer to 65 with the goal to trim down to 60 or fewer this year.  Of course the profit in some cases the proceeds have been reinvested in the companies I will be keeping long term.

But with out any further ado, let's review last month dividend collected.  We collected a total of $693.25, in dividend last month.  Of which $149.34 was in our tax advantage accounts and $543.91 was in our taxable accounts. 

WOW, the dividend keeps adding up with each passing months.  Last month the dividend would had cover our Car payment $399.20, Verizon fios $74.99, Amazon subscription 14.99,  parking payment $35.00 and T-Mobile cell $168.00.  This will still leave $1.07, which I could had bought a pack of chewing gum.  Truly an amazing month for sure.  

In the real estate side of things we also had a positive cash flow for the first time in a long time in our rental properties.  All our units are finally rents and everyone is up to date on payment now.  We will be working in replenish our reserves and build up cash for a future real estate rental property to add to our portfolio, which will get us closer to FI in the next two (2) years.

Where have the time gone.  It feels like June was just over, now July is over as well and we are halfway toward end of August.  Well it is time to count the dividend from last month albeit late to the party here hahaha.  My family just return from 7-day trip to Orlando and Tampa area, we did not plan any activities and hope to just relax at the pool and beach.  We accomplish both so my happiness level is at 7 out of 10 currently.  

But without further ado let us review the dividend we collected last month.  For the month of July 2022, we collected a total of $435.58 in passive dividend.  We collected $58.09 in our taxable advantage accounts and $377.49 in taxable accounts.  Another great month as we continue to collect dividend passively. 

From dividend we collected I could had cover our car payment on the 2019 Toyota Tacoma for $399.20 and my monthly parking for $35.00.  But the dividend collected was reinvested to keep growing the dividend organically and with additional purchases.

    Where have the time gone?  I apologized for the late post, the last two months have been very hectic.  We had two tenants move out on two different buildings and two different city.  It took almost the whole month to turn the apartment and rent them out.  Now I can take a little bit and focus on my dividend growth strategy.  


Without further ado let's review last month dividend collected.  Last month we collected a total of $654.45 in dividend from all our accounts. 


Another month over $600 in dividend collected passively.  Just a great feeling!!!

During June 2022, we collected a total of $100.45 in our taxable advantage accounts.  That means we collect a total of $554.00 in our taxable accounts, which is a third away from my target.

Last month we did not re-investe all our dividends on the same stocks, but we used to buy dividend stocks that were down during that month.  In the end it will all even out I think.

May 2022 Dividend Income

Month of May is finally over, so much happened last month that it felt that the month flew by.  Mr. Market saw a seesaw only create fear and suspense on a daily basis. The war in Ukraine and the inflation only creates doubt over long term.  What to do for a dividend investor seemed to be a daily question as we navigate to the day to day last month.  Over the years that I have been investing I can only ponder on the past outcomes and see the long term sustainability of investing on a regular basis.


With that been said let us now review our last month dividend income for the month of May 2022.  Last month we collected a total of $665.95 in dividend income over all our accounts.  We did sell some and took profit and re-invested in beaten down stocks that we wish to hold long term.  We now have a full positions in few stocks that we down and continue to invest on a regular basis.



We collected a total of $164.54 in our tax advantage accounts and collected a total of $501.41 in our taxable accounts.  Overall we did very well.  Our net worth also grew last month over $800000.00 for the first time. Over 70% is in our real estate holding and we continue to look for ways to save and possibly built upon our real estate holdings in the next few years.  Realistically we are now getting closer to our Financial Independence (FI) number and we starting to thing of ways to conserve cash.  for the rest of this year that will be our primary concerns and continue to built our emergency fund to six (6) months to year in reserves.

    With some many terrible news around the world it is so hard to even talk about money and dividend collected.  Oil Price so high world wide has really impact individual and family budgets worldwide.  The War in Ukraine and the devastation and the loss of human life only dampens the desired to watch TV.  I have been avoid watch the news as there are no good news on TV.  

However, we cannot control most of what happens worldwide, this only enforce the idea to plan for the future and hope for the best.  One way my family does this is to plan our Financial Freedom Retire Early (FIRE), we tend to focus on the FI part by investing in the market and real estate.  I don't report our real estate holding much here just as I don't plan to count with our Thrift Savings Plan (TSP) government form of 401K I am investing in as a government employee.  But we do focus on our passive dividend income, which we report monthly here.

Last month we had a busy month.  We spend 10 days in Algarve region, Portugal and two (2) days in Lisbon.  The food was incredible good and this allowed us to recharge our batteries and refocus our energy as we return back to the states.  Maintenance also occupy three (3) of my days off from my Job, but this also create enough passive income on the real state side to fund our travel, couple with the points earn in our Capital one Venture credit card.


Without further ado let us review dividend collected last month via all our accounts:

We collected a total of $618.03 in dividend last month and for the quarter one (Q1) we collected a total of 1570.49 in dividend. 




How did you do last month?  Did you had a great month as well?

Let us now review where the dividends came from.  We collected $87.83 from our taxable advantage accounts. We also collected $530.20 in out taxable accounts. 

Now let us review what we could have cover in our expenses side of the ledger.

We could had paid our Car loan $399.40, our Verizon internet service $74.99, fill the tank in our Toyota Tacoma once $72.00 and I paid my EZ- Pass $50.00, still leaving $21.64 for lunch.

Overall we had great month.  We also sold and took some profits from XOM, CVX, EOG and CFG.  The Profits we re-invested in some laggards stocks and we also initiate some new positions.

    New Month, new COVID variant and we saw the market tumble to beginning the new month.  As a dividend investors I try not to pay attention to news and how Mr. Market responds.  I try to invest in stable companies with a long term view of growing my passive dividend month after month and year after year, until I reach my Financial Independence (FI).  Once I reach FI where both my passive dividend income and passive rental income surpass my earn income, I would finally own my time and deploy my time to life a live a envision for my self and my family.



Without further ado let us review last month dividend income.  We received a total of $521.94 in the month of November 2021. We received a total of $4501.01, year to date in dividend income so far. 

We received $352.36 in total dividend dividend in our non taxable accounts and $169.58 in our taxable accounts.

Wow!!! another month over $500.00 in dividend income, for the second time this year.  Our dividend portfolio continues to grow month after month and quarter after quarter.

    New Month and it is time to count last month dividend income that we received across all our accounts.  I have to say, the begining of a new month are my favorite time of the month.  It gives dividend investors opportunity to count the dividend and track progress to Financial Freedom (FI).  I am still not sold on the ocncept of Financial Independe Retire Early (FIRE).  I am mostly sold on the concept of FI.  Freedom to choose how to live, where to live, how to choose the lifestyle you desire, are more appeal to me than the concept of retiring early.


That is why I am a Dividend Investor.  Passively growing ones dividend which creates a power of compounding as you allowed the dividend to keep growing by investing the dividend via DRIP method.

So without further ado let us review last month progress.

        Mr. Market always has news that suprises investors new and old alike on a daily and weekly basis.  For dividend investor we tend to ignore the daily noise create by Mr. Market and focus on our progress and review where we need to make improvements and continue keep investing with long term view. 

So without further ado let us review last month dividend income sumary for January 2021.

We received a total of $270.59 in dividend for the month of January 2021.  Please note I added a W to Mrs. Dividend Pursuit stocks to differentiate between our two accounts.

Here is a breakdown from where the dividends came from on our accounts.

We received $208.52 in our combine taxable accountsIRA accounts $38.55 and Roth Accounts $23.52.

Real estate passive income was $250.00 for the month Next month expenses will be higher for sure we had a tenant move and we turn the apartment by fixing few items including doing floors in both bathrooms and the kitchen.  Total Passive income for the month was $520.59.

Recent Purchase - April 2019

Happy Tax day! We are half way through the month of April it is time to update my recent purchases made so far in April. It has definitely harder to take time and post an update of recent changes on my FI/FIRE fund lately. But since this is a holiday week in Massachusetts and Jr. is home today definitely was even harder.

This morning we woke up and watch the early start of the marathon and play a little bit with Lego's. He loves to create and design new concepts with his Lego's. He is not a big fan of buying a box of Lego's and built the box content, he prefers to design and create his own unique sets of toys. He is also at the phase where this changes daily, so he is always design a new set of toy concept. definitely has an engineering mindset.

This month has been busy from preparing my taxes and find best way to minimized my taxes and preparing for next year taxes has definitely taken allot of my time. As the end result I ended up opening a new IRA and ROTH IRA for both myself and Mrs. Dividend Pursuit. I had an old ROTH IRA with fidelity which I stopped contributed to year ago. In the process of trying to open an IRA with them, I could not remember most of my old information so I decided to go with Schwab for all four (4) of our accounts.

The reason I like Robinhood as you can see above, fees tend to eat away your hard earn money, instead with Robinhood all of it goes towards your investments.

On our investment account with added $200.92 in forward yearly dividend, which half will grow tax free when we start the withdraw in the future.

WPC raised its dividend by 0.20% which added $0.12 to my forward dividend;
O -Also raised its dividend by 0.20% which added $0.06 to my forward yearly dividend;
MAIN- raised its dividend by 2.6% which added $2.40 to my forward yearly dividend.

Cuts - 

KHC cut its dividend by a whopping 36% that cut my dividend by $34.20.

Despite this I added more shares here as the long term play still looks better than other options at this point. In the past I have cut ties with the stocks, which I still may do as I had 3 stocks cut their dividend big time in the last few months.

All in all it was a positive month last month. I will also review my last three months of rental cash flow in a future post, as well start posting our ROTH and IRA purchases. 

We are not planning to count with that income in the near future, but since we using it to lower our taxes we will start posting purchases on those accounts. I am still not comfortable posting results from our 401K and TSP due to the nature of those accounts as we will not be able to access it until 59 1/2.
