Another month has passed us, and I am almost catching up with my monthly reports. Time to add my August 2024 report and see my progress so far.


Without further ado in August 2024, we received a total of $625.79.  That is real money that was re-invested to grow the dividend so one day it covers all my expenses.

I am almost catching up with reporting my monthly dividend collected.  Folks this is a real money each of the companies paid me to hold their stock. In other words it is the reward for being a shareholder of these companies.   


Without further ado let us review July 2024, updates and see how this is coming along. 

In July 2024, in our taxable accounts we received a total of $749.25.  Wow truly amazing seeing the number growing each month and every year with continue investments and re-investing the dividend until one day when I can start to use it for every day expenses.

Time seems to be passing us by so rapidly.  Months are coming and going so fast.  I am way overdue for reporting my dividend collected.


Without further ado here is my June 2024 dividend collect for the month of June: $603.68. 
That is real money collected passively and presently is reinvested in the same companies to build more passive income each month.

Another month to report dividend collected. I cannot believe we are almost in September 2024.  
It feels like time is speeding by at a speed of light.  But let’s quickly review dividend collect in May 2024.

Without further ado, here is dividend collect in May 2024.  In total in our taxable accounts we collected $729.24.

This is enough to pay for my car payment $399.40; T-Mobile cell phone bill $135.00; and one full tank refil at Mobil gas station $59.84 for the week.

Where has the time gone?  It seems just like yesterday that I update March dividend collected.  So let us recap briefly our Dividend collected in April 2024.


Without further ado…. In April 2024, we collected $815.32 in dividend.  As you know we are not tracking Non-taxable accounts, as we are still 15 years away from access those accounts.

DECEMBER 2021 DIVIDEND UPDATE

December 2021 Dividend Update

 

    With 2021 year closed in the books and a new year to look forward to and plan my exit strategy.  It is time to start review my progress from last month and start planning for 2022 investment strategy.

 

Without further ado let’s review how last month dividend went.  It was definitely a record setting month for Dividend Pursuit for sure.  We collected a total of $707.03 in passive Dividend between all our accounts.



Now let’s review what we collected between our accounts.  We collected a total of $126.63 in our Taxable accounts and $580.40 in our non-taxable accounts.

 

Year-to-date with collected a total of $5208.04 in dividend during the 2021 calendar year, simply amazing see the dividend hitting our accounts month after month. All we had to do is simply invest in these amazing company who share a slice of their pie with us humble patrons.

 

We received special dividend from few of our holdings, the biggest one being BKE $115.92 and they also pay dividend during the month $7.18. 

 

Another special dividend was received from EOG $39.78 and I am looking forward to received their regular dividend next month after they raised dividend by 81.8% from $0.41 dividend to $0.75 the Ex-Div on EOG will be January 13, 2022.

 

We also received a special dividend from Potlatch (PCH) $8.88 and MAIN also pay a special dividend along with regular payment of $5.63 and $11.76 respectively.

 

Another Special dividend was received from AFG $9.32- seems like I received a dividend from AFG 3 month in a roll 😊.

 

Those were few highlights that pushed our dividend to a record level last month.  Looking forward to what 2022 will bring.


                ·         I do plan to invest less in our non-taxable accounts and focus on building our taxable                  accounts as my Tax is almost reach the next brackets with the passive income                             received from real estate.

·         We also plan to save six (6) months reserved for each property next year.

        ·         Lastly, we will be starting a new fund to purchase the next real estate property.

Recent Purchase - March-April


It has been a few weeks since I post my purchases, So it is time to update everyone on my purchase the last few weeks. The Market has been on a tear of late. This has made it hard to find deals to invest in. So I will be focusing on adding shares to current holdings and average down when necessary.

It has been my motto to ignored the market noises and focus on buying quality stocks that can weather the storm no matter what the market conditions are and can keep up paying and raising dividend in the process.

Without further ado here is what I recently added to my Dividend Pursuit Fund to reach FI/FIRE.



March 27, 2019
STWD 9 shares @ $22.66 total $203.94

April 1, 2019
KDP 3 shares @ $27.65 total $82.95

STWD -Startwood Property Trust, Inc. is a REIT company which invest in: Commercial and Residential Lending, Infrastructure Lending, Real Estate Property and Real Estate Investing and Servicing. The Current Dividend Payout is at 86% and the stock is currently yielding over 8% which is very juicy. Last quarter it's revenue beat the estimate by $7 Million. Last year it deployed over $11 billion dollar which was 58% from previous year. This will add to its free cash flow in the years ahead. The multiple business surely will be used to leverage current market lending structures. With this purchase I added $17.28 to my forward yearly dividend income.

KDP- Keurig Dr. Pepper, This was mostly to average my cost average down. I added 3 shares which will $1.80 in forward dividend income to my FI/FIRE fund.

The last few months I have received a few raises. Have you received a recent raise at work? As a Federal Worker we still have not received our raise for the year, mostly due to the shutdown. We will eventually receive it however, when we do I have to deploy tax strategy to avoid been over tax on that pay period. In contrast dividend raises are always welcome as it is not planned and I am not counting with it to live my daily live currently.

Let us review some raises announced in the last few weeks.

WPC - Dividend raised to $1.032 from $1.03 a 0.20% raised which adds $0.12 to my forward yearly dividend income.

O - Dividend raised to $0.226 from $0.2255 another 0.20% raised which adds $0.06 to my forward yearly dividend income.

BNS - Dividend raised to $0.87 from $0.85 a 2.4% dividend raise. This adds $0.62 in forward yearly dividend.

TD - Dividend raised to $0.74 from $0.67 a 10.4% dividend raise. This adds $1.09 to my forward yearly dividend.

CL- Dividend raised to $0.43 from $0.42 a 2.4% dividend raise. This adds $0.32 in forward yearly dividend.


Cuts: None.

One of the best news any long term investors will ever receive, is that one of the stocks they hold decided to share their wealth with the investors.

On the contrary the worst news is when a stocks decides to cut its dividend for one reason or another.

The reason I like buying dividend paying who continue to increase their dividend in a yearly basis, is that this has the power to compound over a long period of time.

So let us review some of my stocks holding who have decided to increase their dividend in March 2019:

Dividend Increase: 1



MAIN - they increase their dividend by a health 2.6% from $0.195 to $0.20 a month, this will add $2.40 in forward yearly dividend to my FI/Fund.

CUTS: 1

KHC - Cut its dividend from $0.63 to $0.40 ouch this one hurts a lot, a 36% cut on it's dividend. Not only did they misses EPS $0.84 by $0.10, they also had to do a massive write down of $15.4B. With this cut and with my recent Purchase where I added 25 more shares of the cut, my forward yearly dividend was trim by $34.20 in forward yearly dividend.

Notable raises on my watch list:

ALB 9.7% to $0.36
GILD 10.5% to $0.63
BCE 5% to $0.7925
DLR 6.9% to $1.08
KO 2.6% to $0.40
CM 2.9% to $1.40
ETN 8% to $0.71
KSS 9.8% to $0.67

I wish I could purchase this list now. But some I over my price range and with limited capital I decided to invest in other stocks currently on my fund.

There is nothing greater than receiving a raise. The problem is that most 9-5 Jobs only give their employees a raise once a year. At times its a meager 2% if that, which does not keep up with infraction.

This means the power of your earnings is actually loosing its value and purchasing power. As the price of consumer goods are raised at a higher rate yearly.

Not to mention things we all purchase daily that are necessities tend to also go up yearly. This is what inflation is.

So this is the reason I buy and accumulate dividend paying stocks who yearly raise their dividend.

Without further ado... let us review the companies who decided to increase their dividend this month.

ADM- raised their dividend by 4.5% from $0.335 to $0.35. This will add $0.42 to my yearly dividend.

KMB - raise it's dividend by 3% from $1.00 to $1.03. This will add $0.24 to my yearly dividend.

HEP- raised it's dividend for the second quarter in a row since I purchased it, this time by 0.4% from $0.665 to $0.6675, which will add $0.13 in yearly dividend.

WES- Also raised its dividend for the second time in a row for me, This time from 1.6% from $0.965 to $0.98. The raise will add $0.60 to my yearly dividend.


D- raised its dividend from $0.83 to $0.9175 a whopping 9.9% that surely will beat inflation. This will add $4.95 to my yearly dividend.

AFL -raised its dividend by 3.8% from $0.26 to $0.27. This will add $0.24 to my yearly dividend.

Now the dividend CUTS


There are two companies who announced dividend cuts this month.

First is TUP they slashed their dividend by a whopping 60.3% from $0.68 to $0.27. This will lower my yearly dividend by $49.20 in forward dividend.

UL- I think this is mostly Exchange trade from pound to dollar at the time of the announcement. Either way its a cut in the books. a 1.4% cut from $0.4487 to $0.4422 this looses $0.24 to my forward yearly dividend.

Normally I would cut my lost with dividend cuts. However, I like both companies as a long term investors and will hold both stocks for now. This may change in the future depending on further financial woes.

Update & New Purchase


The government shutdown has finally come to an end for now until February 15, 2019. As an exempt employee, I had to work throughout the shutdown as I perform essential work.

However, the shutdown did affect my purchasing routine. I had to keep an eye on our savings in case it lasted longer. Honestly I was thinking it would go on for another 5 weeks. 

However, I an glad it is over for now and I can received some pay eventually to catch up and invest, save and contribute to my Thrift Savings Plan (TSP) again. I have never talk about my TSP as it is not part of my planning at this junction in my asset accumulation stage. 

But it is a big part of my retirement package. Come to think about it, it may be a reason why I have hesitated to leave my job for now. 

But this year will finally be the year I will need to re-evaluate what is most import things in life and see where this job fits in my equation. I had a lot of time to think about this over the last 35 days of the shutdown.

Today I finally was able to confirm I will be paid my first check from January 11, 2019 tomorrow. So I was able to quickly add more funds to my Robin hood account and take advantage of some stocks I long convected on my portfolio. 

So without further ado... here is what I purchase today right before the market closed:


January 29, 2019

CFG 3 shares @ $35.09 total $105.27
EPD 6 shares @ $27.97 for total $167.82
CFG 1 share @ 34.04


Citizens Financial Group (CFG) is one of my favorite regional bank and it has aggressively continue to grow its dividend. With this purchase I added $5.12 in yearly dividend to my fund.




Enterprise Product Partners (EPD) engages is production and trade of natural gas and petrochemicals. It just recently increase its dividend by .6% going Ex-dividend on January 30, 2019. With this purchase I added $10.44 in forward yearly dividend to my fund.

As we start a new year, with new goals to achieve to start the year. However, there is not a better news than to find out that the stocks you hold will reward you in form of dividend increases to start the year.

As a Federal Employee, this is a great news. I am currently a Exempt employee, which requires me to work without pay for now until a Government Fiscal Year Funding or Continue Resolution (CR) is passed. 

Lets review few stocks who just announced dividend increases to start the year.


Raises
💲$$💰


Consolidated Edison Inc. (ED) just raised their dividend from $0.715 to $0.74, that is 3.5% raised from last quarter. The raise adds $0.20 to my forward yearly dividend.

Fastenal Company (FAST) also raised their dividend from $0.40 to $0.43 a 7.5% increase. My forward yearly dividend is now at $1.20 in forward yearly dividend.

ONEOK, INC (OKE) The dividend was also raised here from $0.855 to $0.86 a mere 0.6% increase. But raise is a raise, I will take it since I am not currently getting paid from my W-2 employer. the Dividend adds $0.12 in forward yearly dividend.

EPR Properties (EPR) announced a raise from $0.36 to $0.375 a 4.2% increase from last year. The current dividend will add $2.16 in forward yearly dividend.

Realty Income Corporation (O) the big O continues to amaze me, as it continue to raise its dividend month after month of paying dividend for a record time, now it goes up from $0.221 to $0.2255 which is 2% increase to keep up with inflation. The current dividend will add $0.54 to my yearly dividend.

Citizens Financial Group (CFG) for awhile now I coveted owing this stock. Now that I do, they continue to amaze me with current 18.5% raise on it's dividend. The current dividend went from $0.27 to $0.32, this adds $2.00 to my forward yearly dividend.

What is amazing about the raises, is that I did not have to do anything, but I had to have the fortitude to buy these stocks and they are rewarding me handsomely.
