I am almost catching up with reporting my monthly dividend collected.  Folks this is a real money each of the companies paid me to hold their stock. In other words it is the reward for being a shareholder of these companies.   


Without further ado let us review July 2024, updates and see how this is coming along. 

In July 2024, in our taxable accounts we received a total of $749.25.  Wow truly amazing seeing the number growing each month and every year with continue investments and re-investing the dividend until one day when I can start to use it for every day expenses.

April 2019 - Watch List

Watch List -April 2019

It is the beginning of a new month (April) and the planning on what I should purchase has started. Compared to previous month I will limit my purchase to a few hundred dollars this month. Tax will be due soon, a new Car is on the horizon, which I hope not to finance. So I may decide to sell few stocks to finance it instead. My hope is to work another 5 years at current Job and transition to part time job down the line to keep a steady income. 

This will mean I will loose some current monthly dividend income that I am currently receiving. However, no debt should accelerate the accumulations again in no time. 

Without further ado here is what is on the horizon for me to purchase this month:
  1.  T (AT&T) I currently hold 18 shares and I hope to add more shares here this month. At current level it is a good time to add more shares to this dividend aristocrat. The stock is currently yielding north of  6% which is very juicy, with the synergies that will be gain with Time Warner this is surely the time to buy. Revenue has grow year-over-year to almost 20% last year after the merger. As the company focus on cutting debt, this will free up more cash flow which could be use to increase dividend as well.
  2. TD (Toronto-Dominion Bank) one of Canada big banks. I like this stock due to it's bigger footprint in the USA market compare to the other big Canadian banks. We still close to 52-week low on it's current stock price, this may be a good time to add more shares; I currently hold only 5 shares and have ignored it for the most part to add to BNS, another of my favorite Canadian banks.
  3. ABBV (Abbvie) currently sits at 20% from its peak. The dividend is very Juicy as well. The concerns with its top drug Humira is definitely a concern. However, multiple drugs in the pipeline should alleviate some of that concern by 2022. I currently hold 20 shares here, I would like to reach 30 shares by year end on this stocks and let it ride.
  4. CVS is also down significantly from its peak $79.00. It may be the best time to load up in this stock at $53.00. With the synergies from its acquisition of Aetna and this will also put CVS ahead of its competitions as well as the leverage in price negotiations down the line. I currently hold 6 shares of CVS and it may be just the time to add more shares this month.
  5. KDP (Keurig Dr. Pepper) I love my Keurig coffee pods in the morning. Leaving for work at 02:30 AM this is a daily necessities. The competition in the market is fierce and they lead the pack. KDP is now part of JAB Private German company, they don't tend to take advantage on synergies with most of their holding, i.e. Panera bread, Peet's coffee and other. Hopefully the synergies with Dr. Pepper will bear fruit sooner rather than later. I currently hold 14 shares here, I may add few shares this month as well here.
There are other stocks I may take a look at this month, but the Five mentioned above will be my focus this month. As we all know Mr. Market can always throw a wrench in our plans.

March 2019 watch list

March 2019 watch list

Wow! We are already at the beginning of the end of first quarter of the year. This year is really fly by!
However, new month and it is time to plan what I will he planning to add to my fund. Last month saw an increase on the amount of capital I deploy. This month I will try to stick with the basics, unless Mr. Market throws a wrench our way. Where this could present a opportunity to buy stocks at a depressed value. 

In the meantime let us review potential purchase for this month:

Chubb (CB) I would like to add more shares here. Their board recently proposed a 2.7% dividend increase, which means they will have increase dividend for 26th year and a row, surely a dividend aristocrat which I love to own.

TD - one of Canadian bank I love to keep add shares to. They also increase their dividend of late by 10.4% amazing.

T - Big T continues to be a great value with a juicy dividend. It may be time to add more shares here .

VZ- I believe Verizon will be a great 5G implementations slate to begin in the first half of 2019. They are set to be the leader in this area. Also the 4% dividend is very juicy for a stable dividend payer.

ABBV - with the price down more than 10% of recent it may be time to add more shares here as well.

KO-  It may be time to add KO to my fund I have been in the sidelines waiting for the price to drop. So I will start a small position to get start this position.

Also I am looking at other potential purchases to include: LTC, MAIN, RIO, ETN, GPC, KHC, KMI, VFC, OXY, BLX, MRK. GILD, BCE, IRM, CINF, ITW, STWD, DLR and LEG

The above list may present a buying opportunity depending on market conditions, I am hoping to initiate a position in some of this stocks.

The Market continues to see some volatility! Although we have seem some recent market upswing of late. The gyrations on the market are just noise. As a long term investor, we have to keep the noise out and follow our formula and keep investing at our own pace.

There are currently many bargains in the market relative to what the prices were 3 to 6 months ago. But we have to pick the best current value for our capital and deploy them where it makes more sense to invest rather than chase the darlings of market..

Let us now review what I recently purchase this month.

Without further ado...here is what I purchased:

January 8, 2019
T 8 shares @ $31.31 total $250.48
TD 2 shares @ $51.14 total $102.29
BLX 1 shares @ 17.86

January 11, 2019
ABBV 2 shares @ $88.20 total $176.40

Sell
January 8, 2019
BMY 2 shares @ $47.93 total $95.86



I added to 3 of the stocks on my watch list for January 2019. 

AT&T (T) has been on sale for awhile and has been on my watch list for awhile as well. T is a must in any portfolio as it continually increases its dividend year-after-year. The purchase adds $16.32 in forward yearly dividend to my fund.

TD, I have long wanted to start adding shares here. This also helps me average down 5.83% from my initial purchase. The purchase also adds $5.36 in forward yearly dividend.

BLX, I continue to add shares here. BLX is my best option to invest in Central America. The purchase adds $1.54 to my forward yearly dividend.



ABBV, this is also average down on my purchase. If I loved it at $94 and $95 dollars, I definitely love it at $88. 

ABBV, has also increase their dividend from $0.96 to $1.07. A whopping 11.5% increase. Got to love it when companies share their wealth either via dividend payout or raises every year. This more than cover yearly inflation. The purchase adds $14.28 in forward yearly dividend.

Sell:

BMY, the only reason I sold now is to trim the numbers of stocks I hold in my fund. It simply comes down to time of research and complimentary stocks. I also had a number of pharmaceutical which made this on easy sell. I also want to buy the must buy in the sector in the near future so did not want to have a heavy wait in the sector at this point in the accumulation phase.

All in all the current purchase, Dividend increase and sell, increases my yearly dividend by $69.39. My forward yearly dividend is now $1733.03.

Watch List January 2019

Watch List January 2019


New year, new month. However, the market gyrations continue to see seesaw reactions, with every different news that it digest, either good or bad. We saw the market go up a 1000 points the day after Christmas day, and down again just the following day. So we cannot pay attention to the market gyrations if you are a long term investor, instead focus on why you are buying the stock in the first place. Either to hold for 5 or 10 years or even more.

Let us review what stocks are on my watch list for January 2019. 

ABT, VZ, T, TD, WDFL, CVS, MAIN, EPR, LTC, ABBV and O

Out of this list ABT, LTC and MAIN looks to be a top contender to buy for my portfolio. However, we all know Mr. Market tends to present other opportunity not consider at the time of evaluations.

December 2018 Watchlist

December Watch list


As we approach a new month, it is time to start planning for what I could possibly buy next month.
November has been a slow month, although I made few small purchases and focus on trimming the amount of stocks I own. There are few more I wish to sell and start a new position. However, time will tell how I proceed. For now I am standing pat and waiting for opportunity in the market.

The market volatility has continue this month and it has become hard to identify places to park my funds. So I will be focusing on giant and company who have create a moat where it could stand any market volatility. I believe I sold most that do not last month ans this month. But there may be a few more I would like to sell.

What on my watch list for next month?


Let see what I could possibly buy. There are a few that I would like to own, for example ANTM, CINF, HUM, ADP, VFC, FDX, UTX. OXY, GILD, TROW and VLO.

However, they are out of my reach at the moment. I believe the market still has room to go down, so there may be possibility to own them in the future. However, I have been trimming the number of my position to be able to buy some of these stocks down the road.

So what could I possibly buy next month? here is my list.
PEP, KMB, GPC, ITW, LEG, LTC, Main, IRM, TUP and CB.

However, Mr. Market could throw us a monkey wrench via volatility which could present a buy opportunity in the future. as I write this the market is up over 500 points (Dow) however that could change as we seem in recent weeks. As last month demonstrated with my lack of continue buy as I have done in the past, I will try to buy a minimum of 1 stocks and no more than 4 as we roll into the next year.

Out of my 9 possible buys, the most likely candidate to be purchase are ITW, LEG, IRM, CB and MAIN. I hope to buy no more than 4 for next month unless something drastic present itself.

I will be also looking to trim positions that I currently hold.

November 2018 Watchlist

November Watch list


November is fast approaching, so it is time to contemplating on possible buys for November. Cash will be scarce, so I will be evaluating the possibility of making three (3) purchase. I have narrow twelve (12) stocks. I may add 2 more stocks and add to other currently on my portfolio. As we wind down towards the end of the year, I will also be saving money to pay my tax next year. On my last post about the fund update I talked about trimming amount of stocks in my portfolio more to come on that.

The current market gyrations can be scary and keep one in the sidelines, however I have always had the mind set that continually investing no matter what the market gyrations bring, will help fuel my long term goals. That is why I wish and hope to continually investing weekly If I could.

So here are the stocks on my radar for November:
PFE, UTX, SO, PSX, XOM, PFG, AFL, MAIN, IP, OKE, JNJ and KO.

JNJ, OKE and KO would be new position if I decide to buy them this month. The Dividend Pursuit fund has come to a point where I will need to keep adding shares rather than starting a new position. That will be the mantra going in to 2019, however I think I may try to start that mantra sooner.
The fund is currently projected to earn $1470.07 a year, Hopefully I can go over the $1500 mark soon.

FIRE

The last two weeks I had a chance to play stay-at-home dad (SAHD) with Junior, drop him off at the bus pick up spot and stay home. This gave me a glimpse of the possibility when I reach FIRE. I spend some time at the gym exercising, did laundry and cook for the family while Mrs. Dividend Pursuit was working. She joke this week that I am practicing being a stay at home dad/husband. It is not a dream for me but a goal that I hope to reach in the near future.

October 2018 Watchlist

October 2018 Watch List 

So October is here and the year is almost over. As we close in on the last quarter of the year. this is a good time to start planning for upcoming purchases and possible add one more position. Will look at current position to see where we can add more shares and continue to build my portfolio. My current forward yearly dividend sits at $1293.72. 

So here is what I be watching and possibly add more shares here and there to keep growing my dividend portfolio. I do see myself adding a position or two but Mr. Market will have to sort that out.

Here is my list: 

AGNC - a Mortgage REIT company current shares is 12 in my portfolio

KDP - Since merging with Keurig Dr. Pepper will pay dividend as one company for the first time in October. Current shares held 2.

BMY - Bristol-Myers Squibb is a major Bio pharmaceutical company earnings continue to grow quarter over quarter. However, the price is a little high for my liking, but I hope for some pullback in the near future. Current shares held 2

VZ- Verizon, I added few more shares last month, I hope to add few more this month as the price still looks attractive as of now. Current shares held 13.

T- AT&T with the merger completed and know the company can focus in grown its dividend and major TV content provider HBO is now part of the family. Will see what be T does going forward, but I would definitely like to add few more shares here. Current shares held 6.

CAH- Cardinal Health- If I purchase any thing new to add a new position, I think this could be it, but Mr. Market can always change that. The price looks attractive, for one of the three biggest pharmaceutical wholesalers on the US. No position held.

ABBV- Abbvie still looks attractive I feel comfortable with current position, but will add more shares if it drops more here. Current shares held 12.

ABT- Abbott, has rise since i last purchase it has appreciate over 18%, so I hope there is a pull bag so I may add more shares. Current shares held 5.

CPB Campbell Soup continue to go down so it will be time to add more shares for sure. However it will depend on Mr. Market as always. current shares held 5.

ABM- ABM Industries engages in the provision of facilities service for commercial, industrial and institutional buildings. I be looking to add more shares here as the price have fluctuate between $42 to $28 in the last year. at current price of $32 still looks attractive, but I would like some more pull back. Current share held 4.

The above list will be my primary focus. However Mr. Market can always throw in a wrench in our plans and we will have to be flexible and adjust not to time the market but to buy what it presents to us.

Here is other potential opportunity that could present to us all in my current portfolio: O, EPR, LTC, MAIN, CL, and NWFL

September Stocks consideration

September 2018 Watch list 

September is right around the corner and so is the end of summer. Junior will be starting kindergarten this year so a lot to prepare for the upcoming new school year. But there is certainly a new month starting so it is time to ponder on what I may purchase next month as well.

There are a few stocks that I wish I bought last month so I may take a look at them as well. I have come to a point in my collection of stocks that I will now focus on adding shares to my current holdings however, Mr. Market can always throw a curve wrench to say the least when you least expected it. To that end I will be looking and others who I added to my watch list but have not pull the trigger as well as what I intent to purchase

Now lets look at potential Buy: O, LTC, EPR, MRK, IBM, CAT, KDP and TD.

What else I will be looking at and potentially purchase two (2) or three (3) of this  stocks to add to my collection: QCOM, TUB, PEP, KO, CB, BNS, CINF, EIX, CM, PFG, ITW and STWD.

What a list. I would be happy to own all of this stocks if I could. But I will be happy to add few more shares or even add one or two of this stocks to start a position.

August 2018 Stock Consideration

Another month has begin and it is time to plan ahead and see what potential stocks, I could add to my collection. Last month ended with a bang and I add few good names to my collection. I hope to do the same this month. It was a busy month for sure, now will see how my new rental cash flow will contribute to my stock purchases. All the units have been rented after two months in the market and completed the screening of new tenant candidates. The new tenants are moving in today and the check for first and last was deposit into the account yesterday and the security deposit will be deposited by next Monday. 

Now it is time to look at potential stocks I have my eye on. However, like the saying goes Mr. Market could always present a different opportunity that open the door for other unseen opportunity.

Now lets take a look at some stocks on my wish list: PFE, AES, ETN, SO, JNJ, XOM, CVX, BP, SBUX, C, BBT, AEP, ADM, PPG, BA, PSX, DFS, LMT, LTC, MAIN, O, EPR, STAG, OGS, WTR, UTX, ED, K, UNP, NSC, AFL, MSFT, SU, SUN, CINR, and HCP.

That is a long list, realistically I may be able to add 5 new names. I hope to start adding shares to my already good list of collection on my fund.

Recent Sell on Capital One Investing

Recent Sell

I prefer to buy and hold for as long as the stock is producing regular increase dividend. However, with the Capital One Investing (Sharebuilder) selling all their assets to E*Trade, it was time to take advantage of free trades and move all my assets to Robinhood platform (RH).

RH will provide free trades, so I will be saving on fees and instead invested those fees on stable longer term stocks who provide steady increase dividend. This is the Dividend Pursuit is all about adding and collect dividend paying stocks to fuel my journey to financial freedom.

so without further ado....here is what I sold recently and started moving the capital to RH:

July 17, 2018
EPR 3.7002 Shares @ $65.67 Total 236.03 +$6.95 refunded. All fees were refunded.
O 5 Shares @ $54.65 Total $314.57 + $6.95 fee

July 18, 2018
QCOM 10.3345 Shares @ $58.65 Total $599.18 + $6.95 Fee

All proceeds have been moved to RH to buy new stocks at this point. I will eventually buy the stocks I sold. But not at the moment, as Mr. Market is presenting some other better evaluation and opportunity.

July 2018 Buys II

July 2018 Buys II On Robinhood Account

Continue from the previous post, I am now only make purchases from the Robinhood account going forward, unless some drastically event changes that. Got love no transaction cost or fees. The fees do eat into the profit for sure. I got to admit I really like the Sharebuilder format when I first started using it back in 2003. It was a long time coming to finally make the change. 

Without further ado....here what I have recently buy on Robinhood platform:

ABM 4 Shares @ $29.49. I long coveted purchase this stock it is a well diversify company, just had to buy it here.

As you can see it has been a really busy month, Deploying new capital and selling assets on Capital One and buy new assets on Robinhood platform. I really enjoy buy stocks. I am learning new things and I am now focus on buy in a diversify manner with some limitations on Robinhood platform. 

As Mr. Market change with daily market gyrations, I was present with new opportunity to add some stocks that were down and others which I just wish to own at even a higher price where I would like to buy them.

July 2018 watch list

It sure was a busy month last month. It is now time to plan ahead on what I may potentially buy and put them on my watch list for July 2018. There are some stocks who are little bit deafen down who I surely wish I own, they will be on my watch list if opportunity presents it self. Of course any single stocks on potential watch list does not mean I may purchase them as Mr. Market can always throw us a curve ball and we will need to adjust for that. 

But here is what I plan to buy or potentially buy if things go my way this month:
REIT has rebound a little bit but there are still opportunity in some areas for that I will look to purchase MAIN, HCP, STAG, O and EPR.

In the utilities sector I may initiate positions in SO, D, ED and NGG. Health sector looks attractive for long term so I may initiate positions in JNJ, BMY, ABT, ABBV, PFE and GSK.

Staples and other sectors that I may consider for this month are KO, GIS, K, PG, DPS or KDP, CMI, TD, RY, XOM, ABM, VZ, BP, T, LTC, SBUX and CM.

This does not mean I will buy every single stocks listed here, but it is a good start where I will be looking to add shares or start a position.

Watchlist June 2018

Watch List June 2018
We almost half way done with 2018. Where have the days gone? It seems that the days are just running by us everyday. However, I do think we have accomplish few goals so far this year and we will continue to built on to that. Well with a new month it is time to plan ahead and prepare to invest on at least one new stock this month. I would most likely keep adding shares to my current holding and build on my current portfolio. But there are also some new bargains which look attractive to start a position as we approach half way mark for the year.

Recent purchase III May 2018

Buy III May 2018


With the month of May closing out was only fitting to end it with my third purchase of the month.
Just like in previous purchase for month of May, I decided to stick with the pattern of buying stocks that are already in my portfolio.  Here are a few to choose from, however one in particular seem to provide more value. Since my initial position it has gone down significant and my recent purchases have help me average down to almost a break even point. I do see future purchases on this stock down the road.

So without further ado here is the breakdown on the Buy:

May 29, 2018
QCOM 2.50 shares @ $58.60 + $3.95 commission = $151.00

With this purchase my total holding in QCOM is now 10.33 shares.

Watch list May 2018

What on your watch list this month?

Already a quarter of the month have gone. I am still compiling my list of what to put on my wish list for May. We are currently looking for a new house to purchase, this will leave our multi family house for rent and collect more rental income to supplement our dividend growth.

So for that reason will keep this list short. We will stick to our current holdings and maybe add more shares to 3 or 4 holdings.

Will be adding to this list: LTC, MAIN, QCOM, O, EPR, STAG, WPC, OHI, BNS, VTR and PBA.

not sure which one to pick from, however I do intend to lower my cost basis on some of this holdings.

Watch List for April 2018

New Month and time to plan ahead where to deploy fresh capital. It has being said that fresh new capital, dividend re-investing and dividend increases add up to a nice juicy passive income. It is with that mind set that I plan ahead where there is value for me on this journey to early retirement.


There are few names on my watch list for April here are some names:

Health care: ABT, JNJ, ABBV, PFE and GSK
Banking: BNS, COF, RY and CFG
OIL: BP, XOM and COP
Others I am thinking about are DIS, SO, EPR, EVT, GE, IBM, IP, K, KHC, LB LTC, MAIN, O, OHI, STAG, PAYX, PG, KMB, QCOM, SBUX, STWD and TUP

Above is only my wish list long term. However, I may only make one or two purchases this month. Which will keep the concept of buy at least one stock a month.

March 2018 Watch List

March 2018 Watch List
New month is almost halfway over I still have no make any purchases mostly due to what are available to purchase and timing. Also one of my tenants may be in her last month so I have not had Time to dedicate to investing and spend most of the time make updates around the house for a new lease that was signed at the beginning of the month. More to come on the lease at a later post.

For this month I will probably most likely invest on current holdings, which are mostly REIT. However, Mr. Market can always change that due to market volatility and other world and national events that tend to move the market.

So here are some of the items on my watch list: LTC, MAIN, O and STAG.
However, there are others that I may initiated a position. Some that I have been watching is CB, QCOM, DLR, TD, WPC and BNS.

Hopefully there will be plenty of cash to initiate one position and add to at least 2 of my investment.

Recent Purchase II

With the month drawing to a close, its time to update everyone on my progress and recent Purchase in the last few weeks. It has being a busy month for sure with a lot activities on the market. However not paying attention to the noise in the market and keep regularly investing building my assets and passive income is the key to longer term investors and those with a desire to an early retirement.

So here is what I purchase recently:

2/20/2018
MAIN 2.498 shares @ $36.44 + $3.95 Commission = $95.00

2/26/2018
QCOM 3 shares @ $67 + $6.95 commission = $207.95

2/27/2018
O 5.784 shares @ $49.80 + $3.95 shares = $292.00

I have being active with some recent purchase that I will built on in the near future to reach early retirement. Together with other investment like real estate I hope to built a passive income which will fuel my yawning and desire to reach early retirement and quit this rat race.

With this purchase I was able to buy two (2) out of six (6) stocks on my February watch list. Again Mr. Market has away to change and provide other opportunity not seeing early. However, timing has away to make other opportunity more visible with timing.

February 2018 Watch list

With new month at it’s infancy it is only fitting that I plan on want i wish to purchase in the new month. We recent sell off in the market, as I write this in the few days, we seem the DOW shed over 1600 points. As the old saying goes when there is blood in the street its time to buy. When panic sets, wise investor look for stocks they can park their cash for future growth. I been focusing on REIT in particularly health care and real estate to be exact.

Here are some of the stocks I hav been looking at recently: (OHI) Omega Health care Investors. The following is an insert from (Zack's) It is a self-administered real estate investment trust (REIT), investing in income producing health care facilities, principally long-term care facilities located in the United States (U.S.) and the United Kingdom (U.K.). The Company provide lease or mortgage financing to qualified operators of skilled nursing facilities (SNFs) and, to a lesser extent, assisted living facilities (ALFs), independent living facilities and rehabilitation and acute care facilities.

(HCP) Health Care Property Investors, Inc. is a real estate investment trust. The company invests in health care related real estate located throughout the United States, including long-term care facilities, congregate care and assisted living facilities, acute care and rehabilitation hospitals, medical office buildings, physician group practice clinics and psychiatric facilities.

(SO) Southern Company is America's premier energy company, with 46,000 MW of generating capacity and 1,500 billion cubic feet of combined natural gas consumption and throughput volume serving 9 million customers through its subsidiaries. Operations include nearly 200,000 miles of electric transmission and distribution lines and more than 80,000 miles of natural gas pipeline. (O) Realty Income, The Monthly Dividend Company, is a New York Stock Exchange real estate company dedicated to providing shareholders with dependable monthly income. (LB) L Brands, Inc. operates as a retailer of women's intimate and other apparel, beauty and personal care products and accessories primarily in the United States. Its brand includes Victoria's Secret, Victoria's Secret Pink, Bath & Body Works, La Senza and Henri Bendel. The company sells its product through franchise, license, wholesale partners, websites, catalogue, and other channels.

This is list is only my first intention to what I hope to purchase. But we all know sometimes an opportunity may present itself which may be too good to pass on at any given time.
