Recent purchase II
Almost closing on another month and it was time to add capital to my dividend pursuit goal. Many options to deploy capital at on REIT sector and utilities with recent downtrend on those sector. However I kept to my current holdings and add more shares to what I already own now that they are down.
So this is what I purchase wi5 my second purchase this month:

OHI 5.737 shares @ $25.46 + $3.95 Commission = $150.00
STAG 6.109 shares @ $23.94 + $3.95 Commission = $150.00
This was a chance to lower my cost average down and add to current holdings. All in all a good starting point my total shares on STAG is now 41 shares and 24 shares of OHI.

Recent Purchase April 2018
Half way through the month of April, I made my first purchase and it is a no secret that I have being concentrating on REITs as it’s being langering behind as of recent market upswing. There are many bargains on the sector as a whole, but I feel the need to add to my current positions. My motto is if I like it when it was at 5% higher I should definitely like it now at 5% discount to value.
So here is what I purchase in April so far:

I have being a long time fan of LTC and this added an opportunity to add shares at a discount from my initial purchase.

Watch List for April 2018
New Month and time to plan ahead where to deploy fresh capital. It has being said that fresh new capital, dividend re-investing and dividend increases add up to a nice juicy passive income. It is with that mind set that I plan ahead where there is value for me on this journey to early retirement.
There are few names on my watch list for April here are some names:
Health care: ABT, JNJ, ABBV, PFE and GSK
Banking: BNS, COF, RY and CFG
OIL: BP, XOM and COP
Others I am thinking about are DIS, SO, EPR, EVT, GE, IBM, IP, K, KHC, LB LTC, MAIN, O, OHI, STAG, PAYX, PG, KMB, QCOM, SBUX, STWD and TUP
Above is only my wish list long term. However, I may only make one or two purchases this month. Which will keep the concept of buy at least one stock a month.

New month and its my favorite time of the year, time to collect passive income. That is correct I will be moving from dividend income to report my passive income. The change is mostly due to rental income cash flow generate every month. This will be more in-line with my current reality. Dividend income is surely great and its passive, rental cash flow is not as passive as I am currently managing the property myself. I wish is the hire a property management company down the line.
So let’s recap last month passive income:

This is passive income the rental income to date is $555.00 for a total of $568.92

As we close on another month it was time to add to my investement and deploy fresh capital to work for me. Last weeks vacation to Dominican Replublic has instill in me the desire to achieve early retirement sooner rather than later, its with that mind set that I deploy fresh new capital to work as hard as I do.
As we all know timing the market is never a good combination. With current market conditions and daily gyrations and swings on the market, I firmly believe one needs to constantly make purchases and not try to time the market. As long term investor can agree the over long haul the market returns are higher versus trying to time when to get in and out. Plus the dividend compounding and regular dividend increases greatly increases an investors return.
Without any further ado here is what I purchase this week:

WPC 4.80 shares @ $61.64 + $3.95 = $300.00
VTR 5.07 shares @ $48.46 + $3.95 = $250.00
BNS 4.83 shares @ $61.19 + $3.95 = $300.00
I continue to add to WP Carey and three (3) others new holdings that I will continue to add shares to long term. They will be the cornerstone of my early retirement fund.

Another week past bye, so it was time to deploy more dollars to work for me. I consider them as an employee who works hard for their boss. This allows the boss more time to relax and spend with family. Which was the case, me and Mrs. Dividend pursuit spend last week in the beautiful Punta Cana, Dominican Republic. We enjoy the sun versus the cold weather of northeast. We love Boston, however the bitter winter sometimes get to you and one desperately needs time to unwind and take on the sun and enjoy the beach. The beach was not particular beautiful this time around, we were told the tropical storms cause the seaweeds to be closer to shore. However the heat and the sun overshadow much of that. The food was also great. I will get into much more detail about our vacation down the line

Rental Income Update
Rental Income update
It is a year since we purchase a four (4) plex unit. We have done a lot of remodel to bring the units up to standard we would personally life in. The current rental has help us to keep up with the upkeep of the units and fix some water leaks to bring the plumbing up to date. We also update some electrical wiring on some of the units to bring it up to code. Also last December the water heater went down and we took quick action to replaced it. Finally last month we needed to perform maintenance on the boiler which also takes cash away.
As a longer term property investor, the updates will eventually reap its reward down the line as we collect rental income. With that in mind and with a new lease on the horizon, we took the opportunity to increase the rental.
Will called this unit number four (4), we raised the monthly rental to $250.00 a month. This is due to a complete renovation from the Kitchen, bathroom, new carpet in the living room, new refinished flooring and fresh new paint.
We also had to renew Unit number #2 lease. There were few maintenance items, which include fixing a broken window, re-caulking the bathtub, and new lighting fixture. Finally the current market rate for a two bedroom unit has also gone up about $300-to-$500 since the last lease in the Boston area. So it was time to raise a little bit of the rental to capture the market condition. So we raise the rent $200.00 on this unit.
Overall the current $450.00 additional income will be put to good use to continue building passive income. Passive income to me now is a combination of Dividend income and rental free cash flow derived from rental income.
I am hopeful that this will contribute to my desire to achieve early retirement sooner rather than later.
