Recent purchase III May 2018

Buy III May 2018


With the month of May closing out was only fitting to end it with my third purchase of the month.
Just like in previous purchase for month of May, I decided to stick with the pattern of buying stocks that are already in my portfolio.  Here are a few to choose from, however one in particular seem to provide more value. Since my initial position it has gone down significant and my recent purchases have help me average down to almost a break even point. I do see future purchases on this stock down the road.

So without further ado here is the breakdown on the Buy:

May 29, 2018
QCOM 2.50 shares @ $58.60 + $3.95 commission = $151.00

With this purchase my total holding in QCOM is now 10.33 shares.

May 2018 Purchase II

May 2018 recent buy

Where have the month of May gone? We are almost at halfway mark for the year. It seems like the days are going bye so fast now a days. Even more reason to build passive income to support and provide freedom from day to day work and instead focus on family life and enjoying life.

That is why I am purchasing dividend paying stocks with the track record of raising dividend to keep up with inflation. This strategy allows me to eventually live free from worrying about inflation eroding my purchasing power in early retirement.

So without further ado here is what I purchase this week:

May 22, 2018
QCOM 2.53 shares @ $57.64 + 3.95 commission = $150.00

Qualcomm has gone up from its lowest price after recent fail merger with Broadcom and its acquisition of NXP. They hold allot of patents which also generates income as well as from their many semiconductor chips.
I first bought QCOM here at $67, so it was time average down. If liked QCOM at $67, I definitely like it at $57.

New House

New House

It has been over one year since we last purchase a multi-family home. The purchase allowed us to cash flow pretty well and save enough for a single family home. The new house purchase process can be a little stressful.

From shopping for a mortgage and getting paperwork together looking for a potential new home. We have actively looking for over four months now. We kept our eye open on potential houses on the market to try to figure out what we actually were looking for.

About two weeks ago we finally made an offer in a house. Which is about 10 minutes away from our rental property. This should allowed for plenty of time to self managed it while we continue to build free cash flow. Investing in real estate is all about cash flow. Not equity or any other metrics. Cash flow allows one to use the free cash flow to invest in other potential investment albeit real estate or stock market. Which I will be investing in dividend paying stocks to continue to build passive income to support my FIRE (financial Independence/Retire Early). I believe that should be why one invest with a view of long term.

last week our offer was accepted. Finally Yesterday we did the home inspection. You should definitely do a home inspection even if it is a brand new house. This house is only six years old, which really helps. Now the lengthy process of applying for a mortgage and getting the loan approved and finally closing is on the horizon.

We hope we can close soon, as this will add more free cash flow from the rental property to help us reach our goal sooner.

New Buy May 2018

Recent Purchase May 2018

Where have the month of May of gone. May usually brings in flowers. So its without doubt that I planed to add more flowers to my garden that will continue to grow dividends for the long term and fuel my desired for early retirement. There are many possible stocks to add to my portfolio. However, I have been focusing on adding to my current holdings.

So its without say that some of my holdings are in prime position to lower my cost basis even lower that when the positions where initiated.

So here is what I have purchased so far:

LTC 3.72 shares @ $37.30 + $3.95 commission = $143.00

May 15, 2018
MAIN 1.93 shares @ $38.58 + 3.95 commission = $50.00
QCOM 2.26 shares @ $55.74 + 3,95 commission = $130.00

Watch list May 2018

What on your watch list this month?

Already a quarter of the month have gone. I am still compiling my list of what to put on my wish list for May. We are currently looking for a new house to purchase, this will leave our multi family house for rent and collect more rental income to supplement our dividend growth.

So for that reason will keep this list short. We will stick to our current holdings and maybe add more shares to 3 or 4 holdings.

Will be adding to this list: LTC, MAIN, QCOM, O, EPR, STAG, WPC, OHI, BNS, VTR and PBA.

not sure which one to pick from, however I do intend to lower my cost basis on some of this holdings.

Travel

It has being almost a month since we came back from our recent international travel to the beautiful Punta Cana, Dominican Republic. We are back in the swing of things and we realize how much fun everyday life could be once we reach early retirement.

Most people go on vacation just to recharge their batteries and get back to the hassle of a 9-5 job. That is why I am investing my hard earn money, so I can reach the early retirement stage and really enjoy life while I am still young. This beats working for forty years and eventually retire at an age where I may not fully enjoy the retirement age. There are many success stories of people who have achieve this milestone at an relatively young age. So this is possible, just need to keep focus and set goals. Long term and short term goals that are achievable to continue to fuel the desire to retire early in life.

Traveling and experiencing different culture has a way of changing one thinking and creativity. Specially when you travel with a love one. Who enjoys the same things you do. Life is meant to be enjoyed and experience, not working for 40 to 50 years and try to enjoy it when you are old and lack vitality.

The sign above really hits the mark, the last sign "live the present" this is the idea work hard and save and invest most of your earnings to reach the early retirement so you can enjoy life at its present form.

Of course some risk are also great as it helps you evaluate what is the most important things in life.

April 2018 dividend update

April dividend update
Another month has come and gone. End of each month is the favorite time for all investors. This allows time to reflect, plan and ponder on what action to take next. As an investor there are many opportunities, but there are not many passive income opportunities except for dividend paying stocks and somewhat real estate in a form of rental properties. These are now my two focus as I built my passive income fund.

So here is what I collect last month. First let’s take a look at the dividend side.

This is almost 50% increase from last month. Let’s take a look at real estate passive income. After all expenses are paid including mortage utilities and quarter water bill, I am left with a $68.00 of rental profits. I call it profits as this is not passive at the moment. I am managing my own rental units at this time. However I envision hiring a property manager down the line when I reach my financial freedom.

In the last two years I have been using Personal Capital to manage my finance and do some financial planning.
