Rental Income update
It is a year since we purchase a four (4) plex unit. We have done a lot of remodel to bring the units up to standard we would personally life in. The current rental has help us to keep up with the upkeep of the units and fix some water leaks to bring the plumbing up to date. We also update some electrical wiring on some of the units to bring it up to code. Also last December the water heater went down and we took quick action to replaced it. Finally last month we needed to perform maintenance on the boiler which also takes cash away.
As a longer term property investor, the updates will eventually reap its reward down the line as we collect rental income. With that in mind and with a new lease on the horizon, we took the opportunity to increase the rental.
Will called this unit number four (4), we raised the monthly rental to $250.00 a month. This is due to a complete renovation from the Kitchen, bathroom, new carpet in the living room, new refinished flooring and fresh new paint.
We also had to renew Unit number #2 lease. There were few maintenance items, which include fixing a broken window, re-caulking the bathtub, and new lighting fixture. Finally the current market rate for a two bedroom unit has also gone up about $300-to-$500 since the last lease in the Boston area. So it was time to raise a little bit of the rental to capture the market condition. So we raise the rent $200.00 on this unit.
Overall the current $450.00 additional income will be put to good use to continue building passive income. Passive income to me now is a combination of Dividend income and rental free cash flow derived from rental income.
I am hopeful that this will contribute to my desire to achieve early retirement sooner rather than later.

Recent Purchase March 2018
Update on recent Purchase March 2018
Almost half way point for the month of March, it was time to make my first purchase of the month. The market has made some headway’s since last month. However, any long term investor needs to focus on accumulating assets as the old saying goes money never sleeps. While We need to take naps and sleep from time to time to stay healthy as we age.
So without further ado here is what I purchase so far this month.

DLR 2.17 shares @ $105.32 +$3.95 Commission = $233.00
MAIN 3.04 Shares @ $37.20 + $3.95 Commission =$177.00
I made two (2) purchase from my watch list. Will have. To wait and see what else Mr. market throws at us, as it has a way to make head ways that at times do not match our expectations.

New month is almost halfway over I still have no make any purchases mostly due to what are available to purchase and timing. Also one of my tenants may be in her last month so I have not had Time to dedicate to investing and spend most of the time make updates around the house for a new lease that was signed at the beginning of the month. More to come on the lease at a later post.
For this month I will probably most likely invest on current holdings, which are mostly REIT. However, Mr. Market can always change that due to market volatility and other world and national events that tend to move the market.
So here are some of the items on my watch list: LTC, MAIN, O and STAG.
However, there are others that I may initiated a position. Some that I have been watching is CB, QCOM, DLR, TD, WPC and BNS.
Hopefully there will be plenty of cash to initiate one position and add to at least 2 of my investment.

With February ending so soon, which barely leaves time to count the dividend. Only 28 days leaves one wondering where did the time go. But this is why we invest in dividend paying stocks to keep up with inflation to be blue to reach our early retirement goal.
So without further ado lets recap on my passive income which i know track rental income provide by rental property.
February Dividend:
MAIN $1.84
OHI $2.32
LTC $2.02
STAG $3.93
PBA $.43
Total $10.54
This is real money that I did not have to do anything to receive this money. All I did was starting to investing in the above stocks and wait to collect the dividend, which I intend to grow over time.
Rental Property:
Total Cash flow for the month $356.00 and total passive income of $366.54. This is real money, in fact it covers my monthly car payment and leaves some to cover my monthly parking and bus ride to work.

With the month drawing to a close, its time to update everyone on my progress and recent Purchase in the last few weeks. It has being a busy month for sure with a lot activities on the market. However not paying attention to the noise in the market and keep regularly investing building my assets and passive income is the key to longer term investors and those with a desire to an early retirement.
So here is what I purchase recently:

MAIN 2.498 shares @ $36.44 + $3.95 Commission = $95.00
2/26/2018
QCOM 3 shares @ $67 + $6.95 commission = $207.95
2/27/2018
O 5.784 shares @ $49.80 + $3.95 shares = $292.00
I have being active with some recent purchase that I will built on in the near future to reach early retirement. Together with other investment like real estate I hope to built a passive income which will fuel my yawning and desire to reach early retirement and quit this rat race.
With this purchase I was able to buy two (2) out of six (6) stocks on my February watch list. Again Mr. Market has away to change and provide other opportunity not seeing early. However, timing has away to make other opportunity more visible with timing.

Recent Purchase February 2018
Recent Buy
Halfway to the end of the month I made my first purchase to add to my dividend growth. It has been a busy second month specially as a landlord there has been a few repairs and getting apartments ready for inspection. Hopefully this will add to rental increase down the line.
However back to focusing on buy dividend paying stocks. Here is what i purchase with my first buy of the month:
LTC 10.633 shares @ $37.81 + 3.95 Commission = $406.00
(LTC) LTC Properties, Inc., a health care real estate investment trust, invests primarily in long-term care and other health care related facilities through mortgage loans, facility lease transactions and other investments. Their primary objectives are to sustain and enhance stockholder equity value and provide current income for distribution to stockholders through real estate investments in long-term care facilities and other health care related facilities managed by experienced operators providing quality care.
With REIT currently taken a beaten in the market, it was time to add to this monthly dividend paying stocks. Currently three (3) out of four (4) of my stocks are monthly paying dividend stocks. I hope to add a few more monthly paying dividend stocks to start my base holdings.

2018 Goals
2018 Goals!
Anyone can tell you to be successful you have to have a long term goals as well as short term goals. Short term goals should be attainable. Goals that are short term nature and attainable helps fuel one desires to attain other goals including long term goals which may take years to achieve. However, whenever you achieve a short term goals this really helps motivate you to try to achieve your long term goals.
It’s with this type of mentality that I will set up my 2018 goals. Everyone knows our long term goals is to be able to achieve financial independence and early retirement. How about short term goals. This in my opinion tend to be hard to break down as everyone has different desires and train of thoughts when it comes to narrowing goals that can be both achievable and fuel your progress to achieve the ultimate goals. So here is my Goals for this year:
1. Invest $3000 in new capital this year.
2. Save for a down payment for a new house.
3. Updated a new rental unit (potentially raise rental on next tenant)
4. Raise rental on Two tenants.
5. Buy 10 Stocks this year and continue to add shares to initial position.
6. Buy 6 Monthly paying dividend stocks.
7. Buy Dividend Aristocrats Stocks.
8. Continue to build Emergency Cash to 9 months.
The goals above are all achievable and should propel my future growth towards early retirement. As you can see real estate will be part of my planning. We currently own a multi-family. We are actively looking and saving for a new property. Mrs. Dividend Pursuit we love to get a single family with an in-law setup for her parents. Her father is getting closer to retirement and hopefully we can help them when they reach their retirement milestone.
