My favorite time of the month is reviewing dividends collected from previous months.  I realized I am way late reporting and updating my February 2024 numbers.  However, better late than never 😄.


So let us review February numbers and see where we are heading towards.  For February 2024, we collected $709.04 in Dividend in our Taxable accounts.



Dividend keeps pouring in, and growing each month.

January 2024 Dividend Updates

It has been almost one (1) year since I last posted an update on my dividendos.  Well the dividends keeps on growing just have not had time to seat and type a post.  We are well on the way to our Financial Independence (FI) Number.  Retire Early (Re) portion is not part of our startegy since I will take some kind of Work when we reach the milestone. 

For now I will only track our non-taxable account and keep it short and sweet to keep me host.

So without further ado here is January Number, we collected a total of $699.90 between my accounts and Mrs. Dividend Pursuit accounts.  Positive Number and we will continue to grow this over the next new years.



This year will keep it simple and do a separate quartely review of our rental as well

April 2023 Dividend Updates

Wow!!! where have the time gone?  Time is flying by, with a new baby 2.0 Dividend Pursuit I barely have time while juggling work and rental properties.  I self manage these properties and this year we had one tenant moved out and now we have another one.  This time I will be hiring a contractor to do the work to turn the unit over.  We had a walk through this past Sunday and I am waiting for the quote so we can start working on the unit.  

But let us get back to the dividend collected in the month of April 2023.  



During April 2023, we collected a total of $792.70 in dividend wow!

The dividend was break down as follow: $738.40 in our taxable accounts and $54.30 in our tax advantage accounts.  

Just Amazing to see the dividend keep adding in the these accounts.

March 2023- Dividends Update

We are already heading to May 2023, and I just realize I am yet to declared my March 2023, Dividends income.  I apologized for that!  It surely has has being a busy last few months.  But let us not digress here and focus on the dividend received in the month of March 2023!


 Without further ado!  Here is the total $820.45 in dividend collected in March 2023.  Wow dividend keeps rolling in.  We collected a total of $132.64 in our tax advantage accounts and $687.81, in our taxable accounts.

On the real front we spent a total of $8600 in putting new windows in one unit, with three (3) more units to go.  We will complete the project in phase to manage our cash flow.  We also raised rent in three (3) different units on another building as there are delay maintenance that are needed to be fixed on the unit.  We hope to raised some cash to completed the project there.

February 2023 Dividend Income Update

Where have the time gone?  Start of the new month is the time to stop and calculate dividends collected last month.  Our Rental continue to add to expenditure for the month leaving a negative cash flow for the 3rd month in a row.


But let us Focus on the passive Income from our dividend Income which continues to increase.  Without further ado here is the total dividend collected in February 2023:

We collected a total of $786.63, in passive dividend last month. 

We collected a total of $141.78 in our Taxable advantage accounts.  However, our focus nas been towards our taxable accounts which we can use once it covers our expensive.  We total $644.85 in our taxable accounts.

In February 2023, we had a negative cash Flow of $8700.00 in our Rental portofolio. We continue to deploy capital making improvements to our buildings, which Will provide a safe, clean and affordable apartments for families for years to come.

January 2023 Dividend Income

 JANUARY's 2023 DIVIDEND INCOME


January 2023, start the year with the market on the upswing rally.  Hopefully this is a sign of a better year versus 2022.  Our net worth also well up in January, which is a good thing mostly driven by the market.  Our Rental portfolio value stayed steady and its beginning to rebound towards the all time high achieve in early 2022.  We also welcome Jr. Dividend Pursuit #2, so sleep has been scarce so far this year, but we look forward to things getting better soon.  At least I am on paternity leave and do not have to drive two hours each way in Boston traffic for now.

Our theme for this year will be: 

  1. Capital improvements in our rental property
  2. increase our reserves and emergency funds
  3. Travel internationally at least once
  4. invest in target stocks in our taxable accounts and focus on index funds in our tax advantage accounts

Now without further ado let us review our January 2023 Dividend income.  For January 2023, we collected a total of $783.73, in passive dividends wow a new record for January for us.  



Just amazing the power of compounding has on the market and regularly invest in the market.  We tend to tune off the market daily gyrations and what Mr. Market does on a daily basis.  Instead we focus on our long term plan and regularly invest when capital are available.  

On our taxable account we collected a total of $721.70 in dividend and on our Tax advantage accounts we collected $62.03.

We continue to regularly invest and buy value stocks with the hope to hold them for long term.  At the same time we are also investing in our rental properties and continue to make capital improvements towards building long term wealth that will be passed on through our generation.

On our rental property Property #1, we finally found a new renter and they will be moving in February 2023.  We had cash flow of $165.00

Property #2 is a different story we had some unexpected expenses that total negative cash flow $17786.00, ouch!  

We expected more capital expenditure this year here in this property.  Property #1 will also need new windows in 2 out of 4 units are we are collecting quotes to make this improvements that will hopefully will keep the tenants here long term.

    As we come to the close of 2022, it is time to look forward and start to plan for next year.  Dividend Pursuit household have a lot of plans to accomplish, including welcoming Jr #2, possible travels to Portugal and Dominica Republic or Mexico for vacation next year.  We also have a lot going on on projects with our rental portfolios.  But first let's close 2022 by review December 2022, dividend income collected this month.


Without further ado we close 2022 with a bang for sure, for the first time we cross the four (4) digit mark in dividend collected in our total accounts.  In December 2022, we collected $1054.43 Wow just incredible.  The power of compounding is truly amazing with addition of extra capital spend in different stocks we hold. 

 In our taxable accounts we collected a $971.25, in dividend passively and in our taxable advantage accounts we collected a total of $137.18, in dividend. 

For next year we will stock automatic investing and focus on collecting the dividend for different adventure we are planning, we are taking a sabbatical for saying in pursuing early retirement to spent time with the family, we are still in our early 40's and we will have time to achieve that within the next five (5) years, but we will not have the time with our kids now.  It is best to focus on family and enjoy the ride now instead of waiting until we reach Financial Independence (FI) to do that. 

Our rental part of our portfolio we did not do so well. One building had a sewage backup so far our expenses to fix, repair and cleanup are around $12000.00.  Ouch!!!  we also have a unit empty on another building that has left us with a negative cash flow for the month in the tunes of $1500.00. 

Next month I ill be focusing on completing renovate and clean up the unit and getting it ready for rent in February 2022.
