January 2018 Dividend update

January 2018 Dividend update

End of the month and beginning of new month is probably the best time for Dividend Investors. This allows time to reflect on past month and set course for new month. Also one is collecting real dollar amount that eventually can grow to fuel your early retirement  and quit the rat race once and for all.

My first month of starting out again from the beginning here is my progress so far:

January dividend total $10.11
MAIN $1.83
STAG $8.28

Rental Cash flow: $-274.00 this total a negative $-263.89 for the month of January. Someone of the things I could do is raise the rent once upcoming lease are due to maintain a cash positive cash flow.
Hopefully we can see some real progress as I continue to add different stocks and built on the ones I already have here as well.

I have updated my dividend page to reflect last month dividend. However I will only track Dividend and no other income there.

How did you do last month?

Thanks for visiting.

Recent Purchase III January 2018

Recent Purchase III January 2018
With my third purchase this month, you guess it I added to OHI. I have said in the recent past that this stock is surely undervalue due to the whole REIT sector under performance. So when it came time to add to my portfolio I choose to add to OHI while it is still down. Without further ado here is what I purchase with my third purchase this month.

OHI 15.0455 shares @ $26.39 + 3.95 Commission = total $ 401.00

This is a bargain from my initial purchase at $27.33. If it pulls back down more I may add to this position in the future. However, I will  stand pat for now. This add $39.72 to my yearly dividend.

What do you think of recent purchase? What are you buying?

Thanks for reading.

Recent Purchase January 2018 II

Recent Purchase January 2018 II

Fresh of a new month, new year and the desire to continue to built dividend income it is only fitting to start buy early and often to built a portofolio which will fuel and grow my little dividend each month.

So here is what I purchase to add on to my growing portofolio each month.

1/23/2018
OHI 3.5149 shares @ $27.33 + 3.95 total of $100

This is a new position. They have been struggling lately and so is the whole REIT stocks as a whole. I believe this to be a good time to add REIT to one’s portofolio to built on while it is down.

The following is an insert from Sabrient review on OHI:
Omega Healthcare Investors, Inc. is a self-administered real estate investment trust (REIT). The Company maintains a portfolio of long-term healthcare facilities and mortgages on healthcare facilities located in the United States and the United Kingdom. It operates through the segment, which consists of investments in healthcare-related real estate properties.
Earnings and Revenue Update: For the quarter ended September 30, 2017, Omega Healthcare Investors Inc reported earnings of $-131.7 million or $0.03 per share compared with $65.3 million or $0.37 per share for the prior quarter and $78.5 million or $0.46 per share for the same quarter one year ago. Revenues were $219.6 million for the quarter ended September 30, 2017 compared with $235.8 million for the prior quarter and $224.6 million for the same quarter one year ago. Last twelve months' earnings were $1.36 per share compared with $1.78 per share a year ago. Last twelve months' revenues were $921.7 million compared with $876.9 million a year ago.

Sabrient has a sell recommendation on OHI. Despite this I think is a good buy while this stock has been beaten down of late.

What do you think of recent buy? What are you buying?

Recent Buy

Recent Purchases

It's all always great to end the year on a positive way. This year we made some strides and continue to   Save more of our income and putting that towards building passive income. After my last update its now time to keep everyone inform about my recent activities as I look forward to build my passive Dividend Pursuit Fund, which will one day fund my early retirement. So without further ado here are my recent purchases:

12/19/17
MAIN 3.6498 Shares @ $40.02 + $3.95 Commission = $150.00
STAG  2.5521 Shares @ $27.84 + $3.95 Commission = $ 75.00

12/26/17
STAG  .8797 Shares @ $27.34 + $3.95 Commission = $28

1/16/18
STAG 9.5553 shares @ $25.75 + $3.95 Commission = $250

As you can see I have focus mostly on monthly dividend paying stocks at this point. I will try to build a nice position step-by-step. Focusing on building a good Dividend Pursuit Fund to rely on as I near my early retirement goals.

What do you think of recent purchases?
What are you buying?

Updated post December 2017

Updated for Dividend Pursuit

First, I would like to apologies for not keeping everyone updated on latest news with Dividend Pursuit. It has been a roller coaster year to say the least. I keep this post brief to bring everyone update and our new philosophy as far as investing goes.

Towards the end of 2015 we made a drastic change to rent out our single family and move with relatives to both save and start from scratch financially. We use the time to reduce our debt to zero. Towards the end of 2016 came a chance to buy a new property as we look at the low inventory in the market we end up deciding to buy a multi-family home. We would live in it and rent out the remaining space. To reach this new found goal we decide to sell the single family and start all over.

In March 2017, we finally closed on a multi-family with potential 4 apartments. The biggest unit was a townhouse style which we currently occupy. In the process I decided to sell all my stocks holding in April given that the market was high enough for my liking. However, hindsight 20/20 may I should stick it out. This proves you cannot time the market. We also bought a new car, a 2014 Honda Accord. We like Honda for its reliability and maintenance free. Our previous 2007 was total loss in 2016 and we never had any issues with it expect for 3 car accident it was involved in, but we fixed it and it continue to be reliable. We also have a 2009 Pilot which has been great so far.

Anyway, we are currently re-building our six month living expenses, three month emergency expenses and a new house down payment accounts. Once we achieve this will be able to continue to invest more often. While we sold all or most of our holdings, we kept Exom (XOM) until 11/27/17 when we finally pull the trigger and sold 37 shares we had left.

As of 11/28/17, we decide it was time to start investing again. However, this time I will focus on investing at least once a month and will build month dividend payers first and afterwards concentrate on stalwarts that will anchor our portfolio for years to come.

Here is what we purchase so far since 11/28/17
STAG 20 shares @28.45 +6.95 commission Total = $575.93
12/12/17
MAIN 5.985 shares @40.28 +3.95 commission Total =$245.00

We Will continue to add to this two stocks as they be a base for our portfolio as we continue to build our base for early retirement portfolio. Also our current rental income is having a positive cash flow of $300.00 currently. as we continue to build our income and diminish our debt will see this grown more and more.
