2018 Goals

2018 Goals!

Anyone can tell you to be successful you have to have a long term goals as well as short term goals. Short term goals should be attainable. Goals that are short term nature and attainable helps fuel one desires to attain other goals including long term goals which may take years to achieve. However, whenever you achieve a short term goals this really helps motivate you to try to achieve your long term goals.

It’s with this type of mentality that I will set up my 2018 goals. Everyone knows our long term goals is to be able to achieve financial independence and early retirement. How about short term goals. This in my opinion tend to be hard to break down as everyone has different desires and train of thoughts when it comes to narrowing goals that can be both achievable and fuel your progress to achieve the ultimate goals. So here is my Goals for this year:

          1. Invest $3000 in new capital this year.
          2. Save for a down payment for a new house.
          3. Updated a new rental unit (potentially raise rental on next tenant)
          4. Raise rental on Two tenants.
          5. Buy 10 Stocks this year and continue to add shares to initial position.
          6. Buy 6 Monthly paying dividend stocks.
          7. Buy Dividend Aristocrats Stocks.
          8. Continue to build Emergency Cash to 9 months.

The goals above are all achievable and should propel my future growth towards early retirement. As you can see real estate will be part of my planning. We currently own a multi-family. We are actively looking and saving for a new property. Mrs. Dividend Pursuit we love to get a single family with an in-law setup for her parents. Her father is getting closer to retirement and hopefully we can help them when they reach their retirement milestone.

February 2018 Watch list

With new month at it’s infancy it is only fitting that I plan on want i wish to purchase in the new month. We recent sell off in the market, as I write this in the few days, we seem the DOW shed over 1600 points. As the old saying goes when there is blood in the street its time to buy. When panic sets, wise investor look for stocks they can park their cash for future growth. I been focusing on REIT in particularly health care and real estate to be exact.

Here are some of the stocks I hav been looking at recently: (OHI) Omega Health care Investors. The following is an insert from (Zack's) It is a self-administered real estate investment trust (REIT), investing in income producing health care facilities, principally long-term care facilities located in the United States (U.S.) and the United Kingdom (U.K.). The Company provide lease or mortgage financing to qualified operators of skilled nursing facilities (SNFs) and, to a lesser extent, assisted living facilities (ALFs), independent living facilities and rehabilitation and acute care facilities.

(HCP) Health Care Property Investors, Inc. is a real estate investment trust. The company invests in health care related real estate located throughout the United States, including long-term care facilities, congregate care and assisted living facilities, acute care and rehabilitation hospitals, medical office buildings, physician group practice clinics and psychiatric facilities.

(SO) Southern Company is America's premier energy company, with 46,000 MW of generating capacity and 1,500 billion cubic feet of combined natural gas consumption and throughput volume serving 9 million customers through its subsidiaries. Operations include nearly 200,000 miles of electric transmission and distribution lines and more than 80,000 miles of natural gas pipeline. The company provides clean, safe, reliable and affordable energy through electric operating companies in four states, natural gas distribution companies in seven states, a competitive generation company serving wholesale customers across America and nationally recognized provider of energy solutions, as well as fiber optics and wireless communications.

(LTC) LTC Properties, Inc., a health care real estate investment trust, invests primarily in long-term care and other health care related facilities through mortgage loans, facility lease transactions and other investments. Their primary objectives are to sustain and enhance stockholder equity value and provide current income for distribution to stockholders through real estate investments in long-term care facilities and other health care related facilities managed by experienced operators providing quality care.

(O) Realty Income, The Monthly Dividend Company, is a New York Stock Exchange real estate company dedicated to providing shareholders with dependable monthly income. To date the company has declared 510 consecutive common stock monthly dividends throughout its 44-year operating history and increased the dividend 69 times since Realty Income's listing on the New York Stock Exchange. The monthly income is supported by the cash flow from over 3,500 properties owned under long-term lease agreements with regional and national retail chains and other commercial enterprises. The company is an active buyer of net-leased properties nationwide.

(LB) L Brands, Inc. operates as a retailer of women's intimate and other apparel, beauty and personal care products and accessories primarily in the United States. Its brand includes Victoria's Secret, Victoria's Secret Pink, Bath & Body Works, La Senza and Henri Bendel. The company sells its product through franchise, license, wholesale partners, websites, catalogue, and other channels.

This is list is only my first intention to what I hope to purchase. But we all know sometimes an opportunity may present itself which may be too good to pass on at any given time.

January 2018 Dividend update

January 2018 Dividend update

End of the month and beginning of new month is probably the best time for Dividend Investors. This allows time to reflect on past month and set course for new month. Also one is collecting real dollar amount that eventually can grow to fuel your early retirement  and quit the rat race once and for all.

My first month of starting out again from the beginning here is my progress so far:

January dividend total $10.11
MAIN $1.83
STAG $8.28

Rental Cash flow: $-274.00 this total a negative $-263.89 for the month of January. Someone of the things I could do is raise the rent once upcoming lease are due to maintain a cash positive cash flow.
Hopefully we can see some real progress as I continue to add different stocks and built on the ones I already have here as well.

I have updated my dividend page to reflect last month dividend. However I will only track Dividend and no other income there.

Recent Purchase III January 2018
With my third purchase this month, you guess it I added to OHI. I have said in the recent past that this stock is surely undervalue due to the whole REIT sector under performance. So when it came time to add to my portfolio I choose to add to OHI while it is still down. Without further ado here is what I purchase with my third purchase this month.


OHI 15.0455 shares @ $26.39 + 3.95 Commission = total $ 401.00

This is a bargain from my initial purchase at $27.33. If it pulls back down more I may add to this position in the future. However, I will  stand pat for now. This add $39.72 to my yearly dividend.

Fresh of a new month, new year and the desire to continue to built dividend income it is only fitting to start buy early and often to built a portofolio which will fuel and grow my little dividend each month.

So here is what I purchase to add on to my growing portofolio each month.

OHI 3.5149 shares @ $27.33 + 3.95 total of $100

This is a new position. They have been struggling lately and so is the whole REIT stocks as a whole. I believe this to be a good time to add REIT to one’s portofolio to built on while it is down.

Omega Healthcare Investors, Inc. is a self-administered real estate investment trust (REIT). The Company maintains a portfolio of long-term healthcare facilities and mortgages on healthcare facilities located in the United States and the United Kingdom. It operates through the segment, which consists of investments in healthcare-related real estate properties.
Earnings and Revenue Update: For the quarter ended September 30, 2017, Omega Healthcare Investors Inc reported earnings of $-131.7 million or $0.03 per share compared with $65.3 million or $0.37 per share for the prior quarter and $78.5 million or $0.46 per share for the same quarter one year ago. Revenues were $219.6 million for the quarter ended September 30, 2017 compared with $235.8 million for the prior quarter and $224.6 million for the same quarter one year ago. Last twelve months' earnings were $1.36 per share compared with $1.78 per share a year ago. Last twelve months' revenues were $921.7 million compared with $876.9 million a year ago.

Sabrient has a sell recommendation on OHI. Despite this I think is a good buy while this stock has been beaten down of late.

December 2017 Dividend Payout
It's been awhile since I updated my Dividend payout. So its only fitting to get started we most current updated results from the month. So we celebrate the end of the month counting this little pennies which will turn to dollars and hopefully in a few months into hundreds of dollars to be able to fully fund my early retirement dream and independence from the rat race.

Here are the companies who paid me last month:

XOM on 12/11/17 $28.84 I no longer hold this position
STAG on 12/15/17 $2.35
MAIN on 12/27/17 $1.65 special Dividend payout
Total of $32.84
Rental positive cash flow + $405
Total Semi passive income $437.84

Not bad for not having to work for this extra cash.

It's all always great to end the year on a positive way. This year we made some strides and continue to   Save more of our income and putting that towards building passive income. After my last update its now time to keep everyone inform about my recent activities as I look forward to build my passive Dividend Pursuit Fund, which will one day fund my early retirement. So without further ado here are my recent purchases:

STAG 9.5553 shares @ $25.75 + $3.95 Commission = $250

As you can see I have focus mostly on monthly dividend paying stocks at this point. I will try to build a nice position step-by-step. Focusing on building a good Dividend Pursuit Fund to rely on as I near my early retirement goals.
